Asset Manager

Under the supervision of the Deputy Director and in close partnership with the Director Property Management, the Asset Manager provides strategic leadership and oversight of ANCHOR’s real estate portfolio. This role is responsible for ensuring long-term physical, financial, and regulatory health of all properties. The Asset Manager is a key leader in guiding reinvestment strategies, supporting capital planning, optimizing asset performance, and ensuring mission alignment across the portfolio.

Responsibilities

Oversees asset-level and portfolio-level performance, including financial sustainability, capital needs, regulatory compliance, and mission impact.

Demonstrated experience and understanding of first-year LIHTC delivery, lease-up, and stabilization, including coordination with property management, compliance, and finance teams to ensure successful project performance and regulatory adherence.

Conducts regular property performance reviews (occupancy, rent collection, expenses, reserves, etc.) in coordination with the Director of Compliance and Property Management.

Leads long-range capital planning efforts and collaborates on major renovations, refinancing, and repositioning strategies with the Director of Real Estate Development and Modernization.

Monitors and updates physical and capital needs assessments and works with internal and external partners to prioritize and implement capital improvements.

Provides strategic guidance to ensure compliance with affordability regulation, lender/investor requirements, and public funding regulations.

Prepares and delivers quarterly and annual performance reports to the Executive Director.

Analyzes opportunities for portfolio expansion, acquisition, or repositioning in service of ANCHOR’s mission.

Supports due diligence efforts for new projects and refinancing transactions.

Participates in budget development and capital reserve planning.

Acts as a liaison for asset management-related matters with external partners including lenders, syndicators, regulators, and funders.

Ensures integration between development, operations, compliance, and finance teams to maintain asset quality and mission alignment.

Performs other related duties as assigned.

Bachelor’s degree in real estate, finance, public administration, urban planning, or related field required.

At least 5 years of progressive experience in asset management, affordable housing, real estate finance, or related field required.

Demonstrated experience with LIHTC, HUD programs, and public sector funding strongly preferred.

Experience working with or in coordination with property management and real estate development teams.

Exceptional project management, financial analysis, and communication skills.

Technical Skills

Strong proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).

Familiarity with real estate or asset management platforms such as ResMan, or equivalent preferred.

Ability to create and interpret financial models, reports, and capital plans.

Comfortable using collaborative tools and platforms for cross-functional project work.

Prolonged periods sitting at a desk and working on a computer.

Must be able to travel between sites for inspections, meetings, and assessments.
