Live‑In Superintendent – 60‑Unit Cooperative Building Rego Park, Queens
Seeking a full‑time, live‑in Superintendent. This is a non‑union position and includes a
two‑bedroom apartment
as part of the overall compensation package. The Superintendent will be responsible for the daily operations, maintenance, and care of the building and must be available for emergency response.
Schedule & Availability
Full‑time position
Two (2) days off per week (non‑consecutive)
Must work one weekend day (Saturday or Sunday)
Must be on‑call 24 hours per day, 7 days per week for emergencies
Required to perform a full building walkthrough at the beginning and end of each shift
Housing
A
two‑bedroom apartment
is provided on‑site as part of the compensation package
Apartment is provided for the duration of employment
Apartment must be vacated upon termination of employment
Responsibilities Building Operations
Daily inspection of common areas, mechanical rooms, boiler room, compactor area, and exterior perimeter
Operation and monitoring of building systems, including boiler, sprinkler/standpipe systems, and water systems
Maintain building logbooks (boiler logs, inspections, etc.)
Maintenance & Repairs
Perform general repairs, including plumbing, electrical, patching, painting, and light carpentry
Coordinate larger repairs with outside vendors
Supervise contractors and service providers on‑site
Sanitation & Grounds
Ensure garbage and recycling are placed out in accordance with NYC Sanitation regulations
Maintain clean hallways, lobby, stairwells, sidewalks, and exterior areas
Snow and ice removal during the winter months
Compliance & Safety
Assist management in maintaining compliance with DOB, HPD, FDNY, and other NYC regulatory requirements
Maintain required Certificates of Fitness (or willingness to obtain):
F‑01 (Fire Guard)
P‑99 (Low‑Pressure Boiler)
S‑12 (Sprinkler)
S‑13 (Standpipe)
Communication & Reporting
Communicate regularly with management
Maintain digital or written work logs
Respond promptly to shareholder service requests
Qualifications
Minimum 3 years of experience as a building superintendent or maintenance professional
Experience working in cooperative or residential buildings preferredKnowledge of NYC building systems and regulations
Ability to respond calmly and effectively to emergencies
Basic proficiency with smartphones and email communication
Strong work ethic, reliability, and professionalism
Compensation $25 - $30 hourly
