JOB SCOPE:

The Floating Superintendent provides hands‑on maintenance support across multiple residential buildings, performing repairs, assisting with preventative maintenance, and supporting daily operations under site leadership. The role is execution‑focused and does not hold primary responsibility for any one building or overall compliance. The position supports Superintendents and Program Directors by reducing work‑order backlogs and addressing operational needs across sites. Flexibility is essential, as assignments may vary daily across multiple locations, requiring the ability to take direction and adapt quickly.

ESSENTIAL FUNCTIONS Maintenance Execution (Primary Function)

Perform assigned plumbing repairs (e.g., toilet rebuilds, leak repairs, minor pipe work).

Perform minor electrical work (e.g., outlet and switch replacement within scope).

Complete general repairs (patching, carpentry, hardware adjustments).

Assist with radiator, HVAC, PTAC, etc. servicing (filters, basic diagnostics, draining, cleaning).

Address maintenance issues in apartments and common areas across multiple sites.

Preventative Maintenance Support

Execute assigned preventative maintenance tasks.

Assist with seasonal preparation (e.g., winter readiness, inspections).

Support building walkthroughs and condition assessments as directed.

Emergency Response Support

Assist with urgent conditions, including active leaks, loss of heat, electrical hazards, building damage or safety concerns.

Take immediate containment action within scope, assist with stabilization of conditions, communicate status to site leadership, and escalate issues beyond scope promptly.

Work Order Execution & Documentation

Complete assigned work orders within expected timeframes.

Document all work performed clearly and accurately, recording actions taken, materials used, and outcomes.

Upload photos where required.

Cross‑Site Operational Support

Provide maintenance support across multiple buildings as assigned.

Assist site Superintendents with workload balancing and backlog reduction.

Support unit readiness and turnover work.

Assist in addressing building conditions under direction.

Communication, Direction & Coordination

Take direction from Superintendents, Program Directors, or other leadership based on assignment.

Adapt to varying site expectations, workflows, and priorities.

Communicate status updates clearly across changing supervisors and locations.

Confirm understanding of assignments before execution.

Digital Systems & Administrative Use

Demonstrate basic competency in work‑order systems & tracking (e.g., RealPage, Microsoft Planner).

Use email communication (Outlook).

Use team communication tools (Microsoft Teams).

Tools, Materials & Support Functions

Maintain personal tools required for assigned work.

Use materials appropriately and efficiently.

Report supply needs to supervising staff.

Mobility, Flexibility & Deployment Expectations

Report to different buildings as assigned daily.

Be prepared to work at multiple locations within the same day.

Adjust schedule and priorities based on real‑time operational needs.

Transition between sites efficiently without loss of productivity.

Take direction from multiple supervisors depending on assignment.

Assignments may change with little notice based on:

Emergencies

Work order volume

Staffing gaps

Operational priorities

Qualifications Education and Experience:

High School Diploma or equivalent required; technical or vocational training in building maintenance or a related field preferred.

Minimum of five (5) years of experience in multi‑unit residential maintenance or a Superintendent‑level role required.

Demonstrated competency in plumbing, minor electrical work, and heating/boiler systems required.

Proven experience responding to building emergencies and executing preventative maintenance programs required.

Experience utilizing work‑order/property‑management systems and coordinating vendors required.

Familiarity with regulatory and compliance standards (DOB, FDNY, HPD).
