The Opportunity We are seeking a hands‑on, dependable, and experienced
Maintenance Director
to oversee all aspects of facility maintenance and upkeep at our senior living community. This is a critical leadership role— you will be responsible for keeping our building, grounds, and systems safe, functional, and welcoming for our residents, families, and staff. What You’ll Be Responsible For Facility Maintenance & Safety
Perform and oversee routine maintenance, repairs, and inspections of the building, mechanical systems, electrical, plumbing, and HVAC
Ensure the facility meets all state and local health, safety, fire, and building code requirements
Conduct regular safety inspections and maintain accurate maintenance logs
Respond promptly to emergency maintenance requests at any hour when necessary
Grounds & Appearance
Maintain the interior and exterior of the facility to a high standard of cleanliness and appearance
Oversee landscaping, parking areas, and building entrances
Ensure resident rooms, common areas, and hallways are in good repair at all times
Compliance & Regulatory Readiness
Prepare the facility for state inspections (Georgia Healthcare Facility Regulation compliance)
Maintain all required documentation, permits, and maintenance records
Coordinate with vendors and contractors for specialized repairs and projects
Team & Vendor Management
Supervise maintenance staff and assign work orders effectively
Source, schedule, and oversee outside contractors and service vendors
Manage the maintenance budget, track expenses, and source cost‑effective solutions
Resident-Centered Care
Respond to resident maintenance requests in a timely, respectful, and friendly manner
Maintain a safe and hazard‑free environment for residents, especially those in memory care
Support move‑ins and move‑outs with room preparation and repairs
What We’re Looking For Required
High school diploma or GED required; vocational/trade certification a plus
2+ years of maintenance experience, preferably in a senior living, healthcare, hospitality, or multi‑unit residential setting
Working knowledge of HVAC, plumbing, electrical, carpentry, and general building systems
Valid Georgia driver's license and reliable transportation
Ability to lift up to 50 lbs and perform physical tasks including bending, kneeling, and climbing ladders
Strong organizational skills and ability to prioritize multiple tasks
On-call availability for after‑hours emergencies
Preferred
Prior experience as a Maintenance Director or Supervisor in assisted living or senior care
EPA 608 certification or HVAC certification
Experience with state regulatory inspections in a Georgia‑licensed facility
Familiarity with computerized maintenance management systems (CMMS)
Work Schedule
Monday – Friday, standard daytime hours
On-call rotation for after-hours and weekend emergencies
Some weekend availability may be required
