Lease‑Up Specialist The Lease‑Up Specialist oversees the entire operations of a housing community under the supervision of the Regional Lease‑Up Specialist. The role includes managing personnel, leasing, maintenance, financial, administrative and risk management of a property during the initial lease‑up. As an onsite leader, the specialist supervises all aspects of the property and staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management
Regular/daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff.
Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Complete weekly/daily staff schedules and assignments.
Document performance problems and work with HR for resolution, terminating staff when appropriate.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance and consistency with company policies.
Financial Management
Achieve highest possible net operating income through cost control, revenue and leasing improvement.
Develop yearly operating budgets/forecasts.
Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
Monitor and reconcile vendor invoices.
Ensure accurate property closeout and ownership financial reports.
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies & systems.
Ensure effective leasing techniques for closure, follow‑up, lease signing/documentation, and reporting.
Handle resident complaints, concerns, and requests to maintain satisfaction.
Implement resident retention programs.
Show, lease, and move in prospective residents.
Marketing Management
Develop an annual marketing plan and budget.
Implement marketing efforts and outreach, assisting with design to generate traffic.
Monitor leasing/renewal progress and identify support needs.
Plan, prepare, and implement leasing and renewal events.
Maintain thorough product knowledge and weekly market survey report.
Use sales and marketing strategies to increase traffic and occupancy.
Administrative & Maintenance Management
Ensure accurate and timely reporting.
Head emergency team and coordinate response to emergencies within guidelines.
Monitor service request turnaround and maintenance staff responsiveness.
Maintain property appearance; ensure repairs are completed timely through inspections.
Plan for and use property resources and supplies economically.
Direct and monitor maintenance, construction, and rehabilitation activities, ensuring quality and expediency.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferable or four years experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and ability to perform all onsite software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing, hand use, reaching, walking, sitting; occasional stooping, kneeling, crouching or crawling; occasional lifting up to 25 pounds.

Reliable transportation due to on‑call emergency requirement.

Salary Range $24 per hour to $26 per hour
