Commercial Property Manager
The Commercial Property Manager oversees and directs all Building Superintendents, Construction Team Lead, in-house construction teams and outside contractors. The Commercial Property Manager needs to lead their team through scheduling and project follow-up.
Responsibilities
Conduct daily building walkthroughs.
Communicate with Expeditor to coordinate contractors for maintenance requests, handle emergencies, and oversee regular property upkeep.
Regularly inspect the property to identify maintenance needs and ensure tenant safety.
Oversee approval of all invoices for payment.
Conduct walkthroughs as required to ensure quality control of tenant alterations, model creation, Cap X projects, and overall maintenance of real estate.
Interact regularly with tenants, staying abreast of lease expirations and scheduled move-ins/move-outs.
Manage conflict resolution regarding tenant requests and complaints to ensure overall satisfaction.
Manage, maintain, and expand the subcontractor network.
Ensure Monday AM meetings occur and updates on work orders are communicated.
Ensure all service calls are handled timely and to tenant satisfaction.
Follow up with all subcontractors to confirm proper paperwork is in place and work is completed on time.
Collaborate with Building Superintendents, Construction Team Lead, and HR regarding employee issues, suspensions, or terminations.
Skills
Knowledge of AppFolio and SmartSheet is a plus.
Aptitude for competent on-site decision-making, including troubleshooting and team leadership.
Basic computer skills, including Microsoft Outlook.
Detail-oriented and organized.
Strong communication and leadership skills.
Client and tenant interaction and customer service skills.
