Job Overview: Under the direction of the Superintendent, the Assistant Superintendent supports the day-to-day operations and maintenance of Galaxy Towers, ensuring the building and its systems operate efficiently and safely. This role includes supervising staff, coordinating repairs and maintenance projects, managing vendor relations, and maintaining positive resident interactions. The Assistant Superintendent serves as a critical onsite presence, ensuring timely response to resident needs and operational issues.
Work Schedule: Monday-Friday 9:00 AM – 5:00 PM. On Call 24/7
Your Responsibilities Building Operations & Maintenance
Assist the Superintendent with daily operations and overall building maintenance.
Oversee in unit repairs, including plumbing, electrical, mechanical, and general construction tasks.
Monitor the condition of public spaces and ensure resolution of maintenance issues.
Prepare punch lists and assist in the closeout of special projects or capital improvements.
Respond to emergencies, including evenings, weekends, and holidays if necessary.
Staff Supervision & Vendor Management
Supervise Maintenance staff, assigning tasks, providing guidance, and monitoring work quality.
Manage relationships with vendors, contractors, and service providers to ensure cost‑effective and compliant service.
Collaborate with the Superintendent to identify areas for operational improvements and implement solutions.
Resident Relations & Customer Service
Maintain positive relationships with residents, addressing concerns professionally and efficiently.
Communicate project timelines, repair updates, and other operational information clearly to residents and Management.
Other Duties
Cooperatively assume other duties, roles, or responsibilities as assigned by the Superintendent.
Perform related duties to support building operations, maintenance, and departmental goals.
Skills & Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below represent the knowledge, skill, and/or ability required.
Minimum 5 years’ experience managing a luxury condominium building with at least 300 units in NYC or NJ.
Black Seal License required.
Strong supervisory skills with proven ability to manage building staff.
Hands‑on facilities and operations experience, with working knowledge of building systems.
Proficient in Microsoft Word, Excel, and Outlook.
Excellent communication, organizational, and customer service skills.
Ability to manage multiple, complex operational matters simultaneously.
Highly motivated, service‑oriented, self‑starter.
Bilingual (Spanish) preferred.
Physical Requirements and Work Environment
Frequently required to walk, sit, stand, climb stairs, and use hands; occasional stooping, kneeling, and moderate lifting; must have adequate vision for reading, inspecting property, and computer use.
Work involves both office and field environments, including exposure to outdoor weather, maintenance areas, construction sites, mechanical equipment, and varying noise levels.

Compensation $70,000 - $75,000 / annually
