OPPORTUNITY The Company is looking for a candidate that brings an entrepreneurial approach to the role. The most successful PMs have the ability to spot and solve problems, as well as, have a passion for providing great customer service through great communication both internally and externally.

RESPONSIBILITIES A successful PM will be able to demonstrate core competencies in many of the following areas:

Managing all phases of lease operations and administration including reviewing and monitoring lease lifecycles, accounts receivable, tenant disputes, retailer relations, billing management, and property conditions and maintenance.

Maintaining data and reporting integrity including all lease notes, maintain critical dates, and follow up, as required, to ensure awareness of any approaching critical notice periods.

Develop rapport with national-credit and local tenants to serve as liaison between Landlord and Tenant with regard to each party’s compliance with all provisions of the lease.

Oversee tenant opening and onboarding process from lease execution to rent commencement and track rent start, Tenant Improvement allowances, and lease obligations to ensure that all is being administered properly and within lease guidelines.

Annual budget/mid-year re-forecast entries and monthly monitoring for variances.

Year end reconciliation processing and communication with tenants.

Manage accounts receivable, including preparation of delinquency notices, initiation of appropriate action in the event of default, and monitoring aging balances.

Work extensively with our field operations team for all repairs and capital improvements.

Manage lease renewals and options for existing tenants within the assigned portfolio.

Assist in maintaining tenant and vendor Certificates of Insurance for all assigned properties.

All other duties as assigned and associated with the day-to-day operation of a commercial real estate portfolio.

REQUIREMENTS/QUALIFICATIONS

Minimum 3 years commercial lease administration experience

Position is in office; not remote

Financial acumen required; must be able to review, understand, and compute building P&Ls, CAM Caps, etc.

Experience with real estate leases, including all related lease documents

Experience with MRI or YARDI software strongly preferred

Experience with AvidXchange software preferred

Experience with Angus commercial management software preferred

Proficiency in Word, Excel, PowerPoint and Outlook

A proven record of providing excellent internal and external customer service

Superior verbal and written communication skills
