Role Overview As a Leasing Associate with a focus on customer service, you will play a crucial role in overseeing the leasing activities of the apartment community while prioritizing the happiness and well‑being of current residents. You will be responsible for developing and implementing strategies to attract new residents, enhance resident retention, and ensure a high level of satisfaction among all residents. Your efforts will contribute to creating a vibrant and welcoming community that residents are proud to call home.

Key Responsibilities

Leasing Strategy Development:

Develop and implement leasing strategies to maximize occupancy and rental revenue, considering market trends, property amenities, and competitor analysis.

Lease Negotiation:

Negotiate lease terms and rental rates with prospective residents, ensuring agreements align with company policies and financial objectives.

Market Analysis:

Conduct regular market research and analysis to stay informed about local rental trends, competitor pricing, and demographic shifts, adjusting marketing and leasing strategies accordingly.

Property Tours:

Coordinate and conduct property tours for prospective residents, highlighting key features and amenities to showcase the property's value proposition.

Lead Generation:

Generate leads through various channels including referrals, networking, outreach campaigns, and partnerships with local businesses or organizations.

Lease Administration:

Oversee lease administration processes, including lease preparation, execution, renewal, and termination, ensuring accuracy and compliance with legal requirements.

Advertising and Promotion:

Manage advertising budgets effectively, selecting the most cost-effective advertising channels and evaluating the performance of marketing initiatives.

Marketing Campaigns:

Plan and execute marketing campaigns to attract potential residents, utilizing a mix of online and offline channels such as social media, property websites, print advertising, and signage.

Social Media:

Manage all social media platforms and engage with residents (active stories, community take‑over stories).

Reviews/Survey Management:

Respond to all reviews, push out monthly surveys, and implement a consistent strategy for soliciting and managing reviews.

ILS Management:

Weekly audits of all ILS to ensure accuracy and updated information.

Reporting and Analysis:

Prepare regular reports on leasing activity, occupancy rates, marketing effectiveness, and financial performance, providing insights and recommendations for improvement.

Resident Screening:

Collaborate with the property management team to screen prospective residents, conducting background checks, credit evaluations, and rental history verification to mitigate risks and maintain quality standards.

Event Planning:

Organize and participate in promotional events, open houses, and community outreach programs to enhance property visibility and attract potential residents.

Resident Relationship Management:

Build and maintain positive relationships with residents, addressing their needs and concerns promptly to ensure tenant satisfaction and retention.

Qualifications & Skills

Prior leasing and sales experience required (1–3 years)

Strong closing skills, creative problem‑solving, ability to market units effectively

Customer service background required (1–3 years)

Strong verbal and written communication skills, strong interpersonal skills, someone who can handle objection

Administrative experience preferred

Detail oriented, time management skills, and thrive in a fast‑paced environment with proven ability to multitask

Hospitality background preferred

Positive team player and a self‑starter

Yardi Experience preferred

Knowledge of Fair Housing Regulations preferred

Pay Range The pay range for this role is: 28 – 30 USD per hour (Amara).
