
Assistant Resident Manager

Manhattan based property Management Group, managing a luxury portfolio of residential properties, is looking for a highly skilled, hands‑on, energetic and detail‑oriented Assistant Resident Manager for a luxurious, fully occupied residential property of 500+ units.
The successful candidate must have a proven record of managing a high volume of apartment turns, work orders, common areas and building improvement projects, while working with a large team of on‑site vendors and 3rd party employees. Driving results, timeliness, organization, quality of work and superb technical knowledge to supervise and direct handymen are a must to succeed in this position.
Core Responsibilities
Coordinate with Maintenance, Concierge and Property Management to process, schedule and resolve all maintenance requests (work orders), within 24 hours of receipt. Determine supply needs and submit orders. Determine and maintain inventory levels for supplies. Prepare units and coordinate tenant move‑ins and move‑outs according to company policy. Schedule and complete move‑in apartment walkthroughs according to company policy, completing and filing all necessary documentation. Schedule and complete move‑out apartment inspections according to company policy, completing and filing all necessary documentation. Complete apartment turns and get units ready for prospect tours within 3‑5 days of vacancy. Ensure the highest level of cleanliness, maintenance and presentation at all property spaces; in‑unit, common spaces, amenities, exterior. Highest level of customer service and interpersonal skills. Responsible for the proper maintenance and upkeep of all critical systems and mechanical equipment. General/Administrative
Data entry as needed. Responsible to complete ad‑hoc projects as needed (update spreadsheets, forms, information packages, enter invoices etc.). Violations
Responsible for ensuring through proactive management that no violations are issued on the asset. In the rare case of a violation issued, directs and manages all steps required to cure and remove within 24 hours. Position Requirements
4+ years' experience as an Assistant Resident Manager. 3+ years of handyman experience. HVAC repairs and maintenance experience preferred. Strong MS Office skills (emphasis on Word/Excel). Handyman experience 3+ years. Sharp eye for detail and a relentless pursuit for excellence. Exceptional customer service and communication skills. Strong organizational skills. Ability to remain calm and thrive under pressure in a fast‑paced environment.
