Regional Director
We are seeking a skilled and experienced Regional Director to oversee the operations of an assigned region, including management of District Managers who oversee community managers and maintenance techs of assigned mobile home communities within the designated region. The ideal candidate will be responsible for ensuring the efficient and profitable operation of each community while maintaining high levels of tenant satisfaction and property value.
Responsibilities:
Supervise and support District Managers (DMs) and on-site Community Managers (CMs) and Maintenance Techs (MTs) at multiple mobile home communities.
Work with DMs & CMs to ensure delinquency is 5% or below.
Work with DMs & CMs to ensure new homes are set/filled within 90 days, ensuring the requisite licensing to sell homes is obtained or in place.
Work with team, supervisor and sister construction company to ensure smooth transition of new or used homes, home remodels, capex projects or other related construction projects.
Work with regional team to reach occupancy goals, with an ultimate goal of 100%.
Regularly visit communities to work with District Managers and Community Managers, inspect communities ensuring highest standards are maintained, evaluate maintenance, grounds, and all areas of operations; also ensuring regulatory compliance and that residents are following the park rules, the communities are kept clean, and ensure residents are keeping their respective properties clean. Inspect vacant homes as needed.
Monitor and analyze financial performance, including budgeting, forecasting, and variance analysis.
Oversee leasing and marketing activities to maintain high occupancy rates and attract new tenants.
Responsible for directly training District Managers and assisting with training of Community Managers and ensuring Maintenance teams are trained.
Manage vendor relationships and negotiate contracts for services and supplies.
Ensure compliance with all relevant laws, regulations, and safety standards.
Collaborate with corporate management to develop strategies for growth and improvement. Recommend operational policies and procedures to supervisor to ensure smooth functioning of each community.
Prepare and present regular reports on key performance indicators and operational metrics.
Employee shall devote all of his/her working time, attention, knowledge, and skills to Employer's business interests and shall do so in good faith, with best efforts, and to the reasonable satisfaction of the Employer.
Maintains regular and predictable attendance.
Employee shall also perform such other duties as are customarily performed by other persons in similar positions, as well as such other duties as may be assigned from time to time by the employer.

Qualifications:
Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
Proven experience in property management, with a focus on mobile home communities.
Strong leadership and team-building skills.
Excellent communication and interpersonal abilities.
Sound knowledge of property management principles, practices, and regulations.
Ability to analyze financial data and make strategic decisions to optimize performance.
Proficiency in property management software and Microsoft Office suite.
Valid driver's license and willingness to travel within the designated region.
Physical Demands and Working Conditions/Environment:
Must be able to work 5 days per week M-F,
Capable of working up to 8+ hours a day, with occasional longer days if needing to meet a potential resident after scheduled hours.
Will be expected to travel an average of 30-50% of the time.
Capable of pushing, pulling or lifting up to 25+ lbs.
Additional physical demands include: being outside/walking across communities in various weather conditions, on foot for an extended period of time.

Homes Renovation Specialist Summary Description: A Homes Renovation Specialist may work on various types of projects, such as constructing buildings, erecting temporary structures, plumbing projects, lighting projects, maintaining or paving roads, drainage, sewer projects, refurbishing homes, or home sets etc. A competent worker in this field will be able to use various types of tools and equipment safely and effectively. He or she must also have physical strength to lift objects up to 100 lbs. The job often involves working outside in extreme temperatures or other unfavorable weather conditions.
General Responsibilities:
Refurb and set homes as assigned.
Work may include, but not be limited to building decks, plumbing & drainage, electrical work with knowledge of voltage, breakers, paving and concrete work, flooring installation, skirting/underpinning, painting, cabinet installation and alignment, and other various work as related to projects.
Meeting deadlines as assigned by the supervisor.
Work with appropriate team members to identify and prepare for assigned projects at communities.
Work on assigned projects with large equipment and power tools; operate, run and care for equipment.
Work with vendors to ensure work is completed and/or coordinated.
Work with contractors, maintenance staff, local government offices, permitting agencies and others as required.
Closely work with community managers on project coordination.
Makes effective decisions when presented with multiple options for how to progress with the project.
Operate personal or company vehicle to pick up supplies or to execute company related business offsite.
Regular reporting to the supervisor to keep projects aligned with goals.
Follows company policies and procedures.
Provides exceptional customer service and communicates effectively with all internally and externally partners.
Employee shall devote all of his/her working time, attention, knowledge, and skills to Employer's business interests and shall do so in good faith, with best efforts, and to the reasonable satisfaction of the Employer.
