Maintenance Director
We are looking for an outstanding individual to lead the maintenance and housekeeping team as a Maintenance Director. You will make a difference in the lives of residents by looking after the place they call home. This includes managing your team, plus both manual and non-manual labor. This position ensures that the residence and grounds are well maintained, equipment operates properly and the residence provides a safe and attractive living and working environment.
Responsibilities
Maintaining, inspecting and repairing the equipment, operating systems, structure and grounds of the residence, including electrical, carpentry, HVAC, plumbing, roof, etc.
Managing the department budget and expenses, including supply inventory.
Directly supervising all maintenance and housekeeping staff, including hiring, training, scheduling, work orders, etc.
Obtaining quotes for third‑party repairs and ensuring outside vendors complete projects as requested.
Utilizing the company maintenance management system to document work orders, preventative maintenance, required inspections, warranties, etc.
Scheduling and completing preventative maintenance, life safety systems/equipment inspections, and safety committee meetings and follow‑up based on schedule.
Fulfilling other duties as needed, such as Manager‑On‑Duty on a rotating basis, or being available after hours to ensure the proper running of the residence.

Requirements
Previous experience in a related trade or position, preferably with expertise in electrical, HVAC and repairs and/or maintenance.
Previous experience supervising maintenance and housekeeping personnel.
Working knowledge of Microsoft Office suite.
