Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations at a property.
Essential Duties & Responsibilities
Property Leasing and Administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow‑up.
Complete all leasing paperwork before move‑in.
Assist with lease audits, walk‑throughs, and the turn process.
Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
Perform various administrative tasks as needed.
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Contribute to the upkeep and cleaning of office, common areas, and model units.
Marketing & Outreach
Assist with annual marketing plan outreach.
Review and complete market surveys/analysis continually to generate ideas and formulate plans.
Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters.
Enforce community policies as delegated by the immediate supervisor.
Education / Experience
High School Diploma or Equivalent
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to move around, communicate with others, and repeat motions that may involve wrists, hands, and fingers.
The employee frequently ascends/descends ladders, stairs, scaffolding, ramps, step stools, etc., and may stand or sit for prolonged periods. The role also occasionally requires moving in different positions, working in overhead positions, manipulating objects up to 25 lbs., operating machinery or vehicles, performing tasks in tight or enclosed spaces, enduring extreme temperatures, outdoor elements, hazardous chemicals, and flat or uneven terrain. Overtime, weekends, and night hours may be required.
Salary Range $24 per hour to $24 per hour
