Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, credit screening, criminal background checks, prepare lease and move‑in package, and ensure smooth resident move‑in and lease signing.

Inspect apartments before move‑in, ensure they are in move‑in ready condition and schedule any outstanding work with maintenance.

Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans; follow established policies related to concessions, specials, and other programs.

Design and execute marketing activities to drive traffic: resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, others), and other community‑specific programs.

Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure community and show units meet company standards for show quality by inspecting the marketing corridor, communicating maintenance needs, merchandising show units/meals and amenities; prepare leasing office for daily activities.

Follow up with prospects and new residents to ensure satisfaction: send e‑mail, thank‑you notes, cards, or make telephone calls; finalize lease decisions.

Execute lease renewal program: prepare renewal letters/packages, meet with renewing residents in advance of move‑out dates, ensure renewal documents signed and implemented on time.

Respond quickly and courteously to resident/client/owner concerns, document and convey requests to appropriate persons.

Required Licenses or Certifications

All licenses and/or certifications required by State and Local jurisdictions.

Valid driver's license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders; reach, carry objects; crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training, business meetings, or other necessary events.

Work a flexible schedule, including "call" during evenings, weekends and holidays.

Compensation The hourly range for this position is $15.00 - $18.00.

Additional Compensation

Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.

On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
