
Independent Sales Representative

WORKS by JD LLC is seeking a driven and self‑motivated Independent Sales Representative to support the company's continued growth in residential construction and renovation services. This 1099 contractor role is responsible for generating new business, building client relationships, and closing sales for services including carpentry, remodeling, and general contracting.
This is an independent contractor position and is not classified as an employee role under the Fair Labor Standards Act (FLSA). The contractor maintains control over how work is performed and is responsible for their own taxes, insurance, and business expenses.
Key Responsibilities
Prospect and generate new business through networking, referrals, cold outreach, and local market engagement
Meet with homeowners and clients to assess project needs and present service offerings
Prepare and present estimates, proposals, and service agreements
Communicate project scope, pricing, and financial expectations clearly to clients
Collaborate with internal teams to ensure accurate project scoping and client expectations
Maintain and grow relationships with past and current clients
Track leads, opportunities, and sales activity using CRM tools
Meet or exceed agreed‑upon sales goals and revenue targets
Stay informed on local market trends, pricing, and competitors in residential construction
Qualifications Minimum Education & Experience
High school diploma or equivalent required
2+ years of sales experience required (construction, home services, or related industry preferred)
Experience with estimating or discussing project costs within construction or similar industries preferred
Proven track record of meeting or exceeding sales targets
Knowledge, Skills & Abilities
Mathematical Skills: Ability to calculate pricing, margins, and commissions accurately
Language Skills: Strong verbal and written communication skills; ability to explain construction scope and pricing clearly to clients
Reasoning Ability: Ability to assess client needs, interpret project requirements, and develop appropriate solutions
Ability to understand and communicate financial aspects of construction projects (costs, pricing, value)
Strong negotiation and closing skills
Self‑starter with the ability to work independently and manage time effectively
Familiarity with CRM systems and basic technology tools
Licenses, Certifications, and Registrations
Valid driver's license and reliable transportation required
Independent contractor/business registration as required by Massachusetts law
Compensation
Commission‑only structure: 5% commission based on cash received (cash‑in) from projects
No base salary or guaranteed pay
Commissions are processed and paid on a weekly basis, based on collected payments
Payment terms and full details to be outlined in the independent contractor agreement
No employee benefits provided (1099 contractor role)
Work Environment & Conditions
Combination of remote work, on‑site client visits, and occasional visits to job sites
Frequent local travel within Beverly, MA and surrounding areas
Contractor is responsible for providing their own phone, computer, and transportation
Physical Demands
Work Type: Light work with occasional site visits
Sitting: Frequently (2/3 or more of the time)
Standing/Walking: Occasionally to frequently (up to 2/3 of the time during site visits)
Use of Hands/Fingers: Frequent use for mobile devices, documentation, and computer work
Talking/Hearing: Frequent communication with clients and team members
Visual Acuity: Ability to review project plans, estimates, and job site conditions
Lifting: Occasionally up to 20 pounds (e.g., samples, tools, or materials)

Engagement is on an at‑will basis, meaning either party may terminate the relationship at any time, with or without cause, subject to any applicable written agreement.
