Position Overview As a Portfolio Analyst, you’ll support key department functions related to revenue, utilities, and analytics. You’ll work closely with Portfolio Management and Analysis (PMA), Property Management, Accounting, Finance, and external partners to maintain accurate data, build dashboards and reports, and deliver insights that improve asset and portfolio performance. This role is ideal for someone who enjoys turning complex data into clear, actionable recommendations tied to KPIs, NOI, rent growth, and expense efficiency.
Key Responsibilities Data management and reporting
Maintain, audit, and interpret data across platforms including Yardi, Yield Star, Elise AI, CoStar, and STATA
Build and maintain dashboards and reports using Excel, STATA, Yardi, Power BI, or similar tools
Automate reporting processes to improve efficiency and accuracy, ensuring reporting ladders to key KPIs
Track portfolio asset and unit counts across stable and lease-up portfolios and report monthly KPIs to stakeholders
Communicate data findings clearly in writing and verbally to internal partners
Financial and operational analysis
Analyze property and portfolio financial performance, including income statements, balance sheets, and cash reports
Monitor and report on NOI, rent growth, and expense ratios; provide data-driven recommendations
Identify trends and variances to budget and share actionable insights to improve asset performance
Analyze granular operational metrics such as application-to-move-in time, days vacant-to-turn, file submittal-to-approval, and rent charges-to-collections to improve portfolio efficiency
Perform routine financial statement reviews to identify errors, omissions, trends, budget variances, and expense outliers
Run the KPG Financial Statement Review monthly do-file, manage data output, and communicate findings and trends
Revenue management and pricing support
Maintain and use the KPG Revenue Management platform to price available units and support short-term and long-term cash flow
Forecast portfolio occupancy and identify trends by unit type, product type, and region; make recommendations based on findings
Participate in weekly rate reviews, including rate downloads, out sheet formatting, review with the PM team, and uploading final rates
Complete weekly rate marketing file updates
Complete monthly audits of new lease and renewal rate variances by asset type
Support Yieldstar Revenue Management functions as needed
Budgeting, finance support, and projects
Lead the annual budget process related to portfolio expense data, including templates, document storage, summary reports, and budget distribution
Support targeted wellness plans by evaluating cash and sources for physical repairs or Capital Improvements
Support Finance through maintenance of the RPP dashboard and provide financial statement or property operations narratives
Guide interns supporting market studies for comp properties and ad hoc reporting projects related to unit amenity data and rentable items
Support utility functions on occasion by calculating and submitting Utility Allowances
Support property tax functions on occasion by managing external reporting requests
Assist team members with internal document storage and complete other duties as assigned
Qualifications Required
Bachelor’s degree (4-year college degree)
Proficiency with Outlook, Excel, Word, and PowerPoint
Strong analytical and problem-solving skills, including comfort working with ratios, percentages, and statistical concepts
Ability to manage multiple requests, prioritize effectively, and follow through consistently
Strong written and verbal communication skills, including the ability to translate data into clear insights for diverse audiences
Preferred
Strong Excel and Outlook proficiency
Experience with STATA (optional)
Familiarity with tools such as Yardi, Yield Star, Elise AI, CoStar, and Power BI (or similar reporting platforms)
Ability to use Nuance Power PDF software
