Dynamic and results‑oriented Senior Commercial Property Manager with 3 plus years of experience overseeing diverse commercial real estate portfolios (office, retail, industrial, or mixed‑use). Proven expertise in maximizing asset performance, optimizing net operating income, and delivering exceptional tenant experiences while maintaining high standards of property condition and regulatory compliance.
Property Operations & Portfolio Oversight Oversee day‑to‑day operations for a portfolio of commercial assets across various asset classes, ensuring properties meet standards for safety, functionality, cleanliness, and tenant satisfaction.
Conduct monthly site inspections or as required by management agreements and ensure corrective actions are completed in a timely manner and documented in RAAMP.
Manage property operating plans, vendor schedules, and preventive maintenance programs.
RAAMP Workflow Leadership (Heavy Emphasis) Serve as a primary operational SME for RAAMP, ensuring SPM workflows (vendor tasks, inspections, leasing tasks) are executed consistently and accurately.
Identify system improvements, help test new features, validate updates, and ensure operational data integrity.
Collaborate with RAAMP & Syntactical leadership on process improvements tied to SPM operations.
Tenant Relations & Lease Compliance Maintain strong tenant relationships; communicate and address issues promptly and professionally.
Ensure all lease terms (maintenance obligations, insurance requirements, access rights, renewal windows) are tracked and actioned inside RAAMP.
Coordinate move‑ins, move‑outs, and tenant improvement activities.
Vendor, Contract, and Maintenance Management Source, select, and manage vendor information for repairs, maintenance, and service contracts.
Oversee work order execution, confirm completion, evaluate vendor performance, and maintain documentation in RAAMP.
Ensure all vendors meet compliance standards and provide required certificates of insurance.
Partner closely with the Senior Property Accountant to ensure alignment between operations and accounting (expense coding, budgets, TICAM escrows, annual reconciliations, TI statuses, monthly close reporting).
Provide operational context to financial reporting, budgeting, forecasting, and variance explanations.
Manage and report on capital projects and major repairs, coordinating schedules, bids, approvals, and progress tracking.
Maintain RAAMP project modules, budgets, and documentation to support FP&A and AM teams.
Training, Leadership & Process Development Assist with the development of and mentor the Property Manager in Training, providing structured guidance on PM standards, RAAMP workflows, vendor management, and operational leadership.
Develop and refine PM workflows to improve process and procedure efficiencies.
Weekly Responsibilities Conduct property site inspections and log findings in RAAMP.
Review RAAMP task queues and open vendor items to ensure timely and accurate records.
Communicate with tenants regarding issues, updates, and ongoing work.
Coordinate with accounting on invoice approvals, coding items, and operational anomalies.
Review lease compliance reminders, renewal alerts, and action items.
Manage RAAMP operational dashboards; identify workflow gaps or bugs for development feedback.
Regularly meet with the PMinTraining for coaching, training, and workflow review.
Monitor vendor performance, service logs, and active contracts.
Provide monthly operational updates to asset management and operations leadership when needed.
Monthly Responsibilities Prepare monthly operational summaries and updates in collaboration with the Senior Property Accountant’s close process.
Review all payables for accuracy, scope compliance, and recurring charge alignment.
Update RAAMP documentation for recurring maintenance, inspections, and capital projects.
Participate in monthly operating meetings with the Senior Property Accountant, Asset Management, and Operations. Highlight capital needs for stakeholders.
Track and review tenant insurance certificates and lease compliance items.
Review expenditure pacing against approved operating and capital budgets.
Conduct structured performance coaching sessions with the PMinTraining.
Submit monthly RAAMP enhancement or bug‑tracking updates based on operational usage.
Quarterly Responsibilities Assist with quarterly property performance reviews for AM and PCG teams (tenant issues, capital updates, operational risks).
Review property operating budgets with Asset Management and Senior Property Accountant for alignment with planned spend.
Conduct quarterly inspections covering safety, compliance, HVAC, roofing, and infrastructure, if needed or directed by ownership.
Update RAAMP with quarterly PM workflow improvements, systemic issues, or enhancement requests.
Support Senior Property Accountant with CAM inputs, accrual reasoning, and operational commentary.
Review vendor contracts for renewal, renegotiation, or termination.
Deliver quarterly coaching assessment and development plan updates for PMinTraining.
Annual Responsibilities Support creation of annual property budgets with Asset Management and Senior Property Accountant.
Lead annual vendor contract evaluations and RFP processes.
Ensure all lease files, insurance documentation, and compliance records are fully updated in RAAMP.
Partner with RAAMP leadership for annual system roadmap planning from a PM perspective.
Provide annual operational insights to PCG and AM for ecosystem reporting (risk items, capital forecasts, tenant sentiment, operational challenges).
Assist accounting with year‑end audit and CPA operational support for property items (operational justification, vendor records, inspections).
Education & Requirements Required Experience 3–5 years of progressive property management experience, with demonstrated responsibility for day‑to‑day operations of commercial or mixed‑use properties.
Direct experience managing relationships with tenants, vendors, and internal accounting or finance teams.
Hands‑on involvement with operating budgets, vendor contracts, service agreements, and routine property reporting.
Experience working within structured processes, systems, or standardized operating procedures.
Preferred Experience Experience managing multiproperty or multi‑entity portfolios.
Prior exposure to commercial property accounting workflows (coordination with accounting teams, understanding of reconciliations, expense allocations, etc.).
Experience onboarding new properties or transitioning properties between management platforms.
Familiarity with property management or accounting systems (platform‑agnostic; RAAMP experience is not expected).
