About the Role Our client, a national owner and operator of student housing communities backed by a leading private equity sponsor, is building a
new centralized asset management organization
and is hiring a
Director of Asset Management
to help lead that effort.
This role sits at the center of portfolio strategy and execution, owning performance across
30–40 assets
and serving as a key partner to operations, leadership, and ownership. It’s a strong opportunity for an institutional asset manager who enjoys
building, modernizing, and scaling
functions—not just maintaining them.
What You’ll Do
Own asset‑level strategy, business plans, and multi‑year performance objectives
Drive NOI growth through revenue optimization, expense management, and capital planning
Re‑underwrite assets from an ownership perspective using market data and operational insights
Act as a
single point of accountability
across operations, leasing, marketing, CapEx, ESG, and legal
Deliver consolidated portfolio reporting and insights to senior leadership and ownership partners
Support acquisitions, dispositions, refinancing, and capital initiatives
Conduct regular property visits to assess execution and identify value‑add opportunities
Leverage data, dashboards, and technology (Power BI, analytics, AI tools) to enhance decision‑making
Manage and mentor Analyst / Associate support
Partner closely with a newly hired VP of Asset Management to shape processes, standards, and team structure
What We’re Looking For
5+ years of asset management experience in residential real estate
Institutional or private equity real estate experience strongly preferred
Student housing experience a plus, not required
Strong financial, analytical, and strategic skill set
Experience with Power BI or similar reporting / visualization tools
Comfort using AI or advanced analytics to improve efficiency and insight
Ability to thrive in a fast‑moving, build‑and‑transform environment
Experience supporting budget season and rate‑setting cycles
