Seeking a seasoned Property Manager specializing in SINGLE-FAMILY, SCATTERED SITE management to join Our Dynamic Team and Fuel Our Company's Expansion! This role requires driving to multiple properties throughout the Denver Metro area on a regular basis.
JOB SUMMARY A Property Manager’s main responsibility is the day-to-day management of all assigned properties within their assigned portfolio. These responsibilities include but are not limited to items such as tenant communication, maintenance of the property, and light property owner communication. Property Managers must maintain oversight on each property by investigating and resolving tenant requests, enforcing rules of occupancy and terms of lease, maintaining property upkeep and consistent occupancy.
KEY RESPONSIBILITIES
Walk the property for any maintenance issues, put in all necessary work orders into AppFolio, follow-up on work orders for scheduling, for quick turnover. Including all cleaning, garbage removal, and re-keying the property.
Ensure the property is ready for showings and to occupy.
Oversee the whole Make Ready process of preparing properties for new tenants.
Schedule showings from incoming requests and maintain an up-to-date calendar with scheduled showings.
Meet potential tenants and guide them on showings of available units.
Take photos of the property and any notes of damage, concerns, or repairs of the property during each inspection.
Manage delinquencies from tenants in assigned portfolio. Perform postings for compliance and non-payment of rent and completed within compliance.
Investigating and resolving property complaints and rental violations.
Tenant communication regarding inspections, work orders, lease renewals, etc.
Overseeing the timely and successful completion of all maintenance requests.
Inspecting properties and arranging repairs and new materials as required.
Drive/Walk entire assigned portfolio at least bi-monthly to put eyes on property.
Staying abreast of all compliance and regulations for rentals, tenants, etc.
Section 8 leases are maintained and on top of 60‑day section 8 increases.
HOA Communication: Work directly with the HOA on all compliance and R&R’s
Take any property concerns to management to discuss with owner.
SKILLS & QUALIFICATIONS
Proven work experience as a single-family/multi-site property manager
Fully understanding property management and its financial aspects
In depth knowledge of all rules and regulations surrounding property management
Competency in Google Sheets and relevant databases and software
Customer focus and bottom-line orientation
Interpersonal savvy with strong communication and presentation skills
Well organized with excellent time management skills
AppFolio software experience is a plus.
Have a valid Colorado driver’s license with reliable and consistently available vehicle; and can regularly travel throughout properties.
Ability to work in a busy office with many interruptions and calls.
Knowledge of Fair Housing and other housing-related laws or regulations.
EDUCATION/CERTIFICATION High School diploma or equivalent and a minimum of one year of experience working.
Certified Property Manager (preferred)
SCHEDULE
Monday - Friday 9am to 5pm, as needed earlier mornings, evenings and weekends
Flexibility in schedule is required as shifts may require evening and weekend hours.
On Call Schedule
