Leasing & Lifestyle Consultant – Vistas of Port Jefferson Overview Greystar is the largest rental housing operator and developer in the U.S., offering professional development and career growth opportunities. Job Responsibilities

Sales & Leasing:

Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartments.

Manage the leasing process: process applications, conduct screenings, prepare leases and move‑in packages, and coordinate smooth move‑ins.

Maintain up‑to‑date prospect data in CRM systems, track leasing activities, and document all follow‑up communications.

Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs.

Execute prospect follow‑up through calls, emails, thank‑you notes, and creative delivery items to convert leads to leases.

Ensure show units, amenities, and tour paths meet company standards.

Support the lease renewal process, including sending renewal notices and finalizing renewal documents.

Lifestyle & Resident Engagement:

Plan, coordinate, and execute 2–5 daily social, cultural, and wellness activities and events.

Maintain a monthly event calendar, community newsletter, and marketing materials for activities.

Create resident profiles to tailor events to community interests and manage a resident volunteer program.

Photograph events and residents for marketing use across print and digital platforms.

Build partnerships with local businesses and organizations to enhance programming and secure sponsorships.

Arrange and manage transportation for off‑site excursions (if applicable).

Maintain confidentiality and foster positive relationships with all residents.

Move‑In Experience & New Resident Support:

Welcome and assist residents on move‑in day, delivering welcome gifts and ensuring a positive transition.

Coordinate unit readiness, moving services, furniture measurements, and placement assistance.

Prepare and distribute move‑in paperwork and resident folders to appropriate personnel.

Marketing & Outreach:

Organize and maintain marketing materials, sales collateral, and outreach packets.

Participate in community networking events, local associations, and outreach initiatives to generate new leads.

Leverage internet marketing tools (Facebook, Instagram, etc.) to drive traffic and interest.

Administrative & Reporting:

Prepare daily and weekly reports on tours, move‑ins/move‑outs, and available inventory.

Assist with budget preparation for activities and manage expenses to budget.

Complete corporate reporting requirements in a timely and accurate manner.

Compensation & Benefits Hourly rate: $24.00 – $26.00, with an owner‑approved bonus structure. Full‑time employees receive the following benefits:

Qualifications

High school diploma or equivalent; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1–3 years of relevant experience in sales, marketing, internet, and customer service.

Strong written and verbal communication skills, ability to read, write, and interpret legal documents.

Mathematical skills to process sales conversions.

Ability to generate leads, conduct presentations, qualify prospects, and close sales.

Specialized Skills

Required state and local licenses and certifications.

Valid driver’s license for golf cart use on property.

Proficiency in word processing, spreadsheets, property management and database applications.

Fluency in internet marketing, advertising, and sales‑related activities.

Travel / Physical Demands

Work in office and on property; exposure to outdoor elements.

Must access all exterior and interior property areas.

Ability to lift up to 25 lb alone and 50 lb with assistance; stand for extended periods.

Local travel may be required for meetings.

Flexible schedule may include evenings, weekends, and holidays.
