Leasing & Lifestyle Consultant – Vistas of Port Jefferson
Location: Vistas of Port Jefferson, Port Jefferson Station, New York
Job Overview Greystar is the largest rental housing operator in the United States, managing over 1,000,000 units globally. As a Leasing & Lifestyle Consultant, you will be responsible for achieving the community’s occupancy, revenue, and resident retention goals through sales, marketing, leasing, and lifestyle programming.
Key Responsibilities
Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartment homes.
Manage the leasing process: process applications, conduct screenings, prepare leases and move‑in packages, and coordinate smooth move‑ins.
Maintain up‑to‑date prospect data in CRM systems and track leasing activities.
Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs.
Execute prospect follow‑up through calls, emails, thank‑you notes, and creative delivery items to convert leads to leases.
Ensure show units, amenities, and tour paths meet company standards for cleanliness, presentation, and appeal.
Support the lease renewal process, including sending renewal notices and finalizing renewal documents.
Plan, coordinate, and execute daily social, cultural, and wellness activities and events (2–5 per day, 7 days a week).
Maintain a monthly event calendar, community newsletter, and marketing materials for activities.
Create resident profiles to tailor events to community interests and coordinate a resident volunteer program.
Photograph events and residents for marketing use.
Build partnerships with local businesses and organizations to enhance programming and secure sponsorships.
Arrange and manage transportation for off‑site excursions, when applicable.
Welcome and assist residents on move‑in day, including delivering welcome gifts and ensuring unit readiness.
Coordinate moving services, furniture measurements, and placement assistance.
Organize and maintain marketing materials, sales collateral, and outreach packets.
Participate in community networking events and local associations to generate new leads.
Leverage internet marketing tools (Facebook, Instagram, Hyly, email, community website) to drive traffic and interest.
Prepare daily and weekly reports on tours, move‑ins/move‑outs, and available inventory.
Assist with budget preparation for activities and manage expenses.
Complete corporate reporting requirements in a timely and accurate manner.
Additional Compensation Base salary ranges from $24.00 to $26.00 per hour. The role may be eligible for bonus programs, including quarterly or annual bonuses for corporate positions, and weekly, monthly, or quarterly bonuses for onsite property positions.

Basic Knowledge & Qualifications
High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
1–3 years of relevant experience in sales, marketing, internet, and customer service background sufficient to resolve customer complaints and issues.
Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
Mathematical skills necessary to process sales conversions.
Ability to generate sales leads, conduct presentations, qualify prospects, and close sales.
Specialized Skills
All required licenses and/or certifications as required by state and local jurisdictions.
Valid driver's license to drive a golf cart on property.
Proficiency in word processing, spreadsheets, property management applications, and database management programs.
Proficiency in using the internet for marketing, advertising, and sales‑related tasks.
Ability to adapt sales message to specific markets and audiences.
Travel & Physical Demands
Work primarily in an office environment but may be exposed to outside elements.
Must access all exterior and interior parts of the property and amenities.
Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance; stand for extended periods.
Routine local travel may be required to attend business meetings or conduct market research.
Flexible work schedule may include evenings, weekends, and holidays.
