Assistant Property Manager

We are looking for a full‑time Leasing and Marketing Specialist to join our team at The Lodge at BridgeMill, an active adult community in Canton, GA. The role involves sales, prospect management, marketing, research, social media, and resident service activities to achieve and maintain high occupancy and resident satisfaction.

Sales & Prospect Management

Establish new relationships with prospects, maintain continuous communication, identify needs, and close sales to convert prospects into residents.

Tour visitors of the community, show apartments, prompt qualified prospects to apply, and assist with the application process.

Receive and manage incoming calls appropriately.

Ensure model apartments or vacant units are ready for showings.

Follow up on leads regularly.

Prepare all necessary packets, materials, and paperwork for move‑ins or move‑outs.

Maintain leasing levels to meet or exceed budgeted targets.

Prepare and send weekly and/or monthly reports to stakeholders.

Marketing Planning

Drive occupancy goals through managing initiatives, campaigns, programs, and events.

Design and develop marketing plans aligned with the budget in collaboration with the Property Manager; execute the plan as outlined.

Assist in preparing advertising and marketing materials (letters, newsletters, flyers, brochures, etc.) and lease and move‑in packages.

Conduct outreach marketing within the surrounding community and establish relationships with local business partners.

Support overall branding through cutting‑edge marketing campaigns and on‑site promotional events.

Recommend improvements to marketing and leasing programs.

Research & Strategy

Conduct research on new and existing market communities for budgeting and operations purposes.

Prepare quarterly market studies based on competitive properties, analyzing marketability of unit rates, advertising, signage, decor, amenities, and curb appeal.

Social Media

Use social media tools to increase exposure, build brand awareness, and create client loyalty.

Resident Management & Service

Assist residents with various needs/requests such as work orders, key access, and emergency assistance.

Participate in all phases of the rent collection process and rent manager program.

Communicate problems or potential issues and make recommendations to Property Manager and/or Maintenance.

Plan, assist with, and support on‑site resident events and programming as applicable.

Handle emergencies that may arise on site.

Recommend purchasing supplies, materials, equipment, and related items as needed and when approved.

Job Overview & Requirements

Job Type:

Full‑time, hourly
on‑exempt – $25.00 per hour plus bonus program.

Work Hours:

Monday through Friday, 8:00 am–5:00 pm; weekends, 10:00 am–2:00 pm.

Required Education:

College degree or applicable work history.

Preferred Education:

Bachelor’s Degree plus related/applicable work experience in sales, real estate, and/or property management.

Preferred Experience:

3+ years in Class A, luxury, lease‑up real estate, preferably active‑adult/senior living; experience with property management software (Entrata, Yardi, or similar).

Preferred Certifications:

Professional designations such as Accredited Residential Manager (ARM) or equivalent.

Qualities:

Demonstrates integrity, exceptional communication and sales skills, desire to work with the active adult/senior demographic, and problem‑solving ability.
