Assistant Property Manager – Jacksonville, FL We are seeking an exceptional Assistant Property Manager who will serve as a point of contact for current and future residents at various complexes around Jacksonville, Florida. The Assistant Property Manager reports directly to the Property Manager and is expected to prioritize teamwork and customer service.

Compensation & Schedule Salary: $18 – $22 per hour plus bonus/commissions (based upon experience & as applicable).

Schedule: Full Time, flexible schedule with some weekend work required. Community Leasing Office hours are Monday – Friday 9am – 6pm, Saturdays 10am – 4pm, closed on Sundays.

Key Responsibilities

Have complete knowledge of the apartment community and area competition.

Maintain daily traffic logs, phone logs, and follow‑up.

Greet customers and tour the apartment community while listening to and focusing on customer preferences.

Demonstrate amenities, apartment homes, pricing, and close leases.

Process incoming lease applications, run credit verifications, track all prospective tenants, and follow up on all leads.

Maintain an acceptable closing ratio directed by the Property Manager.

Prepare lease documentation and conduct lease signings.

Coordinate all move‑ins, move‑outs, transfers and lease renewals to achieve maximum occupancy and resident retention.

Minimize vacancy loss by securing leases within five business days of move‑out.

Generate prospect traffic through marketing efforts: community outreach, resident referrals, and property tours.

Shop the competition and assist with preparation of leasing reports and sales and marketing plans.

Assist the Property Manager in achieving net operating income and occupancy goals.

Act in accordance with all fair housing laws.

Requirements

High school diploma or equivalent (College education, CAM or ARM certification preferred).

Must be dependable.

Reliable transportation.

What We’re Looking For

Experience: Customer service or sales background, especially within the real estate industry.

Soft Skills: Excellent communication skills; attention to detail; adaptable; dependable; resourceful; self‑disciplined and goal‑driven.

Hard Skills: Experience with property management software (e.g., Appfolio, Yardi, Knock); strong computer skills – Microsoft Office, email, Gmail/Google Workspace, and social media for community marketing. A real estate license is nice to have, and bilingual (conversational English and Spanish) is a big plus.

Mindset: Strong work ethic, a positive and energetic attitude, and passion for working with people. Desire to work as a team with the ability to work independently on occasion.
