Leasing Professional - Delaware Apartments (Student Living)

Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Job Responsibilities

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals: greeting & qualifying prospects, conducting community tours, processing applications, credit screening, background checks, preparing lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspects apartments before resident move‑in, ensures move‑in ready condition, and schedules maintenance items with the team.

Stays informed about market and competitor conditions, develops and implements short‑ and long‑term marketing plans, and follows established concession, special, and program policies.

Designs and executes marketing activities to drive traffic: resident referral and employer outreach, use of internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing drives.

Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensures show units meet quality standards by inspecting corridors, coordinating maintenance, merchandising, and preparing the leasing office for daily activities.

Follows up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, calls, etc., to finalize leases or renewals.

Executes lease renewal program: prepares renewal letters and packages, meets/contacts renewing residents, and ensures timely signing and implementation.

Other Responsibilities

Completes various accounting, financial, administrative, and other reports and performs other duties as assigned.

Required Licenses or Certifications

Must hold all licenses and/or certifications required by state and local jurisdictions.

Must have a valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry, crawl in confined areas for extended periods.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Travel may be required to assist other properties, attend training, business meetings, or other situations necessary for duties.

Work flexible schedule, including on‑call during evenings, weekends, and holidays.

Hourly range: $22.00 - $25.48

Additional Compensation

Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

On‑site Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
