Job Summary (Manager Notes):

This person will be supporting the Bank's Mortgage Closing team in the capacity of a Mortgage Closer. The team consists of 5 closers, which the hiring manager oversees. The loans they will be handling are from the clients of Financial Advisors, as well as Florida Housing Loans, which come from outside consultants.

Job Duties: Send out closing disclosures via mail or electronically Once a loan gets assigned to a closer, the closer will then be responsible for filling out the various forms (i.e. Title information, customer's demographic information, etc.) Reach out to Title companies to obtain closing disclosure approval Process funding and wiring requests Process bond, FHA, and VA loans

Additional Responsibilities: Obtains required loan documentation and may process less complex loan applications. Orders credit verifications and third party services. Tracks receipt of and reviews legal documents. Sets up and monitors loan and financial ticklers to ensure accuracy and timeliness of receipt of documents. Verifies loan files and supporting documents for accuracy and completeness. Follows up on missing documentation. Prepares and compiles documents for review and approval. May prepare or review for accuracy, disclosures required by relevant consumer regulations. May schedule or coordinate loan closings and clear for disbursement of proceeds. Prepares compliance and accounting records and reports, as required by management and regulatory agencies. May perform basic loan calculations. Assists customers with basic inquires or problems. May perform pre-closing/post-closing/due diligence review of legal agreements and other closing documents to terms of loan commitment. Performs other duties and responsibilities as assigned.

Skills: Must Haves - Hard Skills At least 3+ years of Mortgage Closing experience Working knowledge of TRID (TILA-Respa Integrated Disclosure) and the Closing Disclosure Timing requirements Experience reviewing Title commitments, Trust Agreements, and POA (Price on Application also known as Price on Asking) **Experience with Encompass required** High sense of urgency Ability to meet strict deadlines Team player; willing to pitch in whenever / where-ever needed Professional at all times; clear and professional written and verbal communication skills Adaptable to various personality types; ability to 'know their audience' Reliable; good attendance record with current / previous employers - this department is constantly busy and needs all hands on deck

Candidates must be able to answer the following questions (the hiring manager will ask these questions in the interview): How familiar are you with TRID (TILA-Respa Integrated Disclosure) and what is the Closing Disclosure Timing requirements? What are some of the fees on the closing disclosure that cause tolerance cure? What are some of your strengths and weaknesses? Are you familiar with Government loans and what documents are required upfront? How familiar are you with reviewing Title commitments, Trust Agreement, POA? Scenario: You have a closing after hours and Closing agent calls you from the table stating the clients are upset regarding fees and how the loan is vested, how would you handle this situation?

Education:

Minimum of a High School Diploma or equivalent **MUST have experience with the Encompass system**

and a minimum of 3 years of closing experience
