Job Summary:

The Vice President of Asset Management is responsible for leading the strategic oversight, financial performance, and operational efficiency of a portfolio of assets. This executive role involves optimizing asset value, driving investment strategies, and ensuring profitability while managing risk. The VP collaborates with key stakeholders, including investors, property managers, and finance teams, to align asset management objectives with broader business goals.

Essential Functions:

  • Travel 40-50 percent of the time to the properties to conduct site visits.
  • Travel with little notice as needed for properties that may be underperforming.
  • Develop and execute asset management strategies to maximize portfolio value and returns.
  • Oversee the performance of real estate, infrastructure, or investment assets, ensuring operational efficiency.
  • Identify opportunities for revenue enhancement, cost optimization, and risk mitigation.
  • Lead capital investment strategies, renovations, repositioning, and disposition plans.
  • Monitor financial performance metrics, including NOI, ROI, IRR, and cash flow projections.
  • Prepare and review financial models, valuations, and asset-level business plans.
  • Provide recommendations on potential disposition of assets to optimize the market timing and generate optimal returns.
  • Conduct regular calls with lenders, investors and partners on asset performance.
  • Oversee annual budgets, financial forecasting, and performance benchmarking.
  • Collaborate with finance and accounting teams to ensure accurate reporting and compliance.
  • Serve as the primary point of contact for investors, lenders, Management providers and key stakeholders.
  • Present asset performance updates, financial reports, and strategic recommendations on a monthly cadence to senior leadership.
  • Develop and maintain strong relationships with institutional investors, property managers, and joint-venture partners.
  • Oversee leasing strategies to optimize occupancy rates and rental income and expense management in adherence to budgeted forecasts.
  • Collaborate with leasing teams to negotiate lease terms and renewals and develop strategies to achieve the company goals.
  • Ensure high tenant satisfaction and retention through proactive engagement and property improvements.
  • Monitor market trends, economic conditions, and regulatory changes that impact asset performance.
  • Present in front of investors, company directors and key stakeholders on the financial performance of the assets.
  • Ensure compliance with legal, financial, and environmental regulations.
  • Develop risk mitigation strategies for property liabilities, financial exposure, and market volatility.
  • Review and ensure all financial reports are accurate prior to delivering them to investors.
  • Involvement and oversight of timely execution of all capex projects.
  • Holding regular meetings and ensure the timelines are being met.
  • Lead and mentor asset management teams, fostering a high-performance culture.
  • Provide guidance and training to analysts, managers, and other team members.
  • Align cross-functional teams to achieve portfolio objectives.
  • Maintain satisfactory attendance.
  • Perform other related duties as assigned.

Supervisory Responsibilities:

  • Hire and train department staff.
  • Oversee the daily workflow and schedules of employees.
  • Conduct performance evaluations that are timely and constructive.

Qualifications:

Minimum Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field preferred.
  • 10+ years of experience in asset management, real estate investment, or portfolio management.
  • Strong financial acumen with expertise in valuation, investment analysis, and capital planning.
  • Proven track record of managing and optimizing diverse asset portfolios.
  • Proficiency in financial modeling, lease negotiations, and risk assessment.
  • Experience with property management software (e.g., Yardi, MRI, Argus).
  • Excellent leadership, negotiation, and stakeholder management skills.
  • Ability to lift up to 15 pounds.
  • Ability to perform all essential functions of the job description.

Preferred Qualifications

  • CFA, CPA, or CCIM certification.
  • Experience in REITs, private equity, or institutional asset management.
  • Strong knowledge of sustainability and ESG (Environmental, Social, and Governance) initiatives.
