About The Team The Real Estate Manager, in partnership with the Director, Real Estate, will focus on the maintenance of the Pandora corporate retail store portfolio through the process of identifying and evaluating new store locations, negotiating lease renewals, extensions, and negotiations. The role will enable long‑term growth, optimize the existing store portfolio, and negotiate deals with landlords to support Pandora's strategic initiatives. Building and maintaining strong internal cross‑functional and landlord relationships, being business‑minded and having strong financial acumen are essential. A flexible mindset, the ability to think outside of the box, and process‑building skills are also required.
Your Role As a Real Estate Manager
Supports growth strategy by developing and maintaining the roadmap for a geographic region, ensuring that the full potential of the region is identified and mapped.
Identifies and recommends new store site selections through developing a business case that takes market strategy, location requirements and data‑based targets for sales, rent and profit into consideration.
Supports new store openings from lease‑term negotiation through final lease execution.
Negotiates lease renewals for existing stores, including lease terminations, extensions and rent reductions.
Coordinates with cross‑functional teams (construction, legal, retail, merchandising, finance) before finalizing negotiations.
Prepares investment proposals for NAM and global approvals.
Manages rent targets and executes final approved terms.
Maintains knowledge of the competitive landscape, ensuring that Pandora’s portfolio of stores is in commercially competitive areas.
Tracks performance of new stores and rebuilds in partnership with finance and operations.

5+ years’ experience in commercial real‑estate leasing for a national retailer. Global retailer experience a plus.
Strong financial acumen – a strong understanding of P&L and ability to relate profit, loss and added value to own work and the whole organization.
Business‑minded – uses insights gained from internal and external sources and data to make informed decisions and proposals.
Driven by achieving goals that contribute to long‑term business growth and results of the company.
High level of comfort with ambiguity and working in the “gray.”
Ability to work at a fast pace with multiple competing priorities.
Demonstrates flexibility and the ability to quickly adapt to change in the work environment.
Recognizes the importance of professional relationships cross‑functionally and with landlords, and proactively seeks out individuals to meet deliverables.

Excellent verbal presentation and written communication skills.
Proficiency with Microsoft Office.
Travel: Up to 50% as needed to the corporate office and to identified markets for new store growth and review of existing stores for renewals.

Chicago Salary: $111,200 – $139,000 commensurate with experience.
Houston Salary: $108,000 – $135,000 commensurate with experience.
