Someone who can step into multiple properties, take control fast, and improve performance across the board.
Responsibilities
Full operational control of multiple Illinois properties
Driving occupancy, leasing, and revenue performance
Controlling expenses and hitting budget targets
Leading, hiring, and holding onsite teams accountable
Resolving resident issues quickly and decisively
Overseeing vendors and maintenance execution
Ensuring units turn fast and efficiently
Walking properties daily—no blind spots
Reporting KPIs weekly (numbers matter here)

You make excuses when numbers aren’t hit

You take ownership of outcomes—good or bad
You move fast and fix problems immediately
You can walk into a struggling property and stabilize it

You’re comfortable being in the field 50%+ of the time
You care about performance, not just activity
Requirements (non-negotiable)
5+ years in property management leadership
Experience managing multiple properties
Strong background in multifamily and/or commercial
Proven experience with budgets + P&L ownership
Leasing, occupancy, and collections experience
Strong leadership + conflict resolution skills
Bonus if you have
Experience with distressed or value-add assets
Manufactured housing experience
Experience with Rent Manager
