Position Summary: The Purchasing Agent manages bidding, pricing, takeoffs, PO generation, and vendor documentation to support division purchasing operations. This role ensures accuracy in job costing, contracts, and construction starts. Responsibilities
Bidding & Pricing:
Support and conduct detailed takeoffs to validate bid submissions for accuracy, scope alignment, and cost consistency. Manage various levels of unitized pricing, turnkey bids, and lump sum pricing. Assist in negotiating vendor pricing and contract renewals. Purchase Order & Budget Support:
Generate POs for housing starts; reissue or adjust POs as needed. Maintain PO accuracy and resolve routine discrepancies. Support budgeting and monthly pricing adjustments. Takeoffs & Estimating:
Enter take offs and costings for material and options into Dynamic Builder. Analyze variance trends and coordinate with field teams to implement corrective actions and continuous-improvement efforts. Vendor & Administrative Support:
Support and maintain scopes of work, contracts and addendums, and standardized bid documents. Other Duties as assigned. Qualifications
High school diploma required; bachelor's degree preferred. At least 3 years' experience in homebuilding and/or purchasing. Experience with MS Office (e.g., Outlook, Word, Excel), and ERP systems. Experience reading construction plans and conducting material and labor take offs. Attention to detail, analytical ability, and cost awareness. Typical Physical and Mental Demands: Must be able to read, write, and speak fluently in English. Must be able to perform calculations. Employees in the position are required to be able to hear and have sufficient vision to utilize all equipment. Use of hands and fingers is required to utilize standard equipment. Use of feet and legs required to walk, climb, and maneuver with construction sites. Requires occasional lifting to 20 pounds. These physical requirements are representative of those required to successfully perform the essential functions of this position.
