Job Summary The Regional Property Manager directly contributes to our continued success in the competitive markets. This role requires previous Affordable Housing Regional Manager experience and a strong background in LIHTC and Affordable Housing operations, including success in turnaround or renovated properties. The Regional Manager supports our portfolio on special projects and new acquisitions.
Travel Local traveling required. Availability to travel up to 80% of the time with overnight stays.

Responsibilities
Ensure that all property operations are conducted in compliance with Atlantic Pacific's policies, procedures, and all relevant laws and regulations.
Supervise properties when Property Managers are absent.
Implement and manage individual site business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals.
Review and help prepare annual budgets for all properties and make recommendations to reduce or eliminate unnecessary expenses.
Ensure vendor partnerships are executed in a manner that protects Atlantic Pacific and complies with management agreements.
Review and audit all monthly HUD/LIHTC reports to ensure compliance.
Perform quarterly comprehensive property inspections for assigned portfolio and monthly property inspections.
Travel to different locations as required.
Essential Skills
Experience with sales, marketing, and financials.
Strong negotiation skills and ability to overcome objections.
Excellent organizational skills with exceptional attention to detail.
Proactive, independent work style.
Availability to work weekends as needed.
Requirements
Bachelor's degree (B.A.) preferred but not required.
Three to five years of LIHTC-related experience required.
Housing Credit Certified Professional (HCCP) designation preferred for LIHTC.
Certified Occupancy Specialist (COS) designation preferred for Section 8.
Regional Management Professional designation (ARM, CAPS, CPM, etc.) helpful but not required.
Ability to read, analyze, and interpret scientific and technical journals, financial reports, and legal documents.
High proficiency with computer software including Microsoft Word, Excel, Outlook, Bluemoon, Yieldstart (preferred), Onsite or Yardi (CRM, Voyager, P2P) required.
Rounded knowledge of building trades including plumbing, electrical, gas systems, construction, and landscaping.
Excellent verbal and written communication skills.
