Job Overview
Bader Companies, a leading property management firm in the Twin Cities, is seeking a dedicated employee to contribute to community marketing, leasing, and resident engagement initiatives.
Responsibilities
Collaborate on marketing, activities, and strategies for assigned communities.
Provide periodic training and marketing sessions for employees as needed or to transition the property.
Collaborate on a strategic marketing/activity/lifestyle plan for new properties.
Assist the Director of Marketing and Regional Portfolio Manager as needed, including rehab plans and related tasks.
Report weekly on the status of current properties—occupancy, traffic, rents, project updates—directed to the Regional Portfolio Manager and Director of Marketing.
Develop full knowledge of application information, screening processes, and policies regarding rentals; train site staff where appropriate.
Play an active role in the renewal process, including scheduling rates, meeting with residents, and staff training.
Develop and maintain an ongoing resident activity plan and retention program; train staff where appropriate.
Handle resident requests and complaints courteously and efficiently.
Maintain resident and property files and all required administrative forms and reports in a timely manner.
Ensure “model” apartments and target apartments are ready for show; maintain work areas and office in a clean and orderly manner, with awareness of property curb appeal.
Maintain thorough knowledge of lease terms, specifications, and all community policies.
Apply proper telephone and sales techniques.
Stay knowledgeable of current market conditions.
Maintain a leasing closing ratio that meets Bader’s requirements.
Be fully informed of current rental rates, sizes, locations, and all amenities of each property.
Other Responsibilities
Understand capital improvements, lease administration, budgeting, and marketing lease‑up goals.
Provide superior customer service and communication to residents and prospects to enhance satisfaction and retention.
Develop, mentor, and lead a high‑performing, cohesive team focused on leasing and customer service.
Establish and maintain industry contacts and relationships through community and vendor networks.
Comply with all industry Fair Housing rules.
Seek educational opportunities and self‑improvement for personal growth and development.
Assume temporary Property Manager duties when the site is not fully staffed (lease‑up, repositions, transitions).
Perform other duties as assigned.

Qualifications
High school diploma or GED and a minimum of three years of leasing, marketing, sales, or high‑end customer service experience (or equivalent combination of education and experience).
Read and comprehend simple instructions, correspondence, and memos.
Write simple correspondence; effectively present information to customers and employees.
Basic mathematical skills: add, subtract, multiply, divide, and calculate figures such as discounts, interest, commissions, and percentages.
Apply common sense and understanding in dealing with a variety of challenges and difficult situations.
Work is primarily sedentary; no special physical demands required.
