Job Description The Opportunity:

Based in El Segundo, CA, the Sr Manager Real Estate will lead the strategy, planning, and execution of Mattel’s global real estate portfolio.

Manage acquisition, sale, leasing, and portfolio management of company’s properties, acting as the primary contact to negotiate contracts, conduct market research, and ensure alignment with Mattel Corporate goals and objectives

Transaction Management – oversee the entire life cycle of property sales, purchases, leases, and subleases ensuring compliance with company goals

Negotiations & Contracts – negotiate terms, conditions, business terms with landlords, tenants, buyers and sellers

Property Portfolio Management – manage facility standards, lease expenses, and analyze space needs

Client Representations – act as an intermediary to represent internal client interests

Develop and execute corporate real estate strategies that align and support company’s business growth, brand presence, and workforce needs

Manage full lifecycle of real estate transactions

Market Research & Analysis

Comparative Site Analyis and Selection

Request for Proposal

Lease Negotiations

Assist in Internal Funding Approval

Assist as needed during tenant improvement phase

Project closeout

Lease Administration

Negotiate lease restoration obligations

Negotiate Purchase and Sale Agreement

Lead workplace strategy initiatives including space optimization and employee experience enhancements

Partner with Finance on budgeting, forecasting, and cost management of real estate assets

Collaborate with Legal, Risk Management, Security, IT, and Facilities on real estate transactions

Manage relationships with external partners including brokers, landlords, architects, and project managers

Build and maintain close working relationships with global business unit leaders and management to stay aligned with and ahead of business unit’s real estate requirements and goals

Subject matter expert for internal stakeholders including Legal, Risk Management, Tax, EH&S, Supply Chain, Finance, and Facilities

Monitor critical dates and provide timely notifications to relevant global site contacts to ensure compliance with all key lease dates

Qualifications What We’re Looking For:

Bachelor’s degree in Real Estate, Finance, Business, or related field

7+ years of experience in commercial real estate, corporate real estate, portfolio management, or workplace strategy

Experience and familiarity with all types of real estate documentation (Estoppel, Lease Guaranty, Office/Industrial/Retail leases, Purchase & Sale Agreements)

Proven experience in managing multi-site and global real estate portfolios

Experience working in creative, consumer products or global brand-driven environments

Detail oriented with strong organizational skills and ability to manage multiple projects simultaneously

Experience in corporate real estate database management. Experience and familiarity in Prolease, CoStar, or other corporate real estate database preferred

Proficiency in Microsoft Office Suite.

*The pay range is indicative of projected hiring range, however base pay will be determined based on a candidate’s work location, skills and experience.
