Responsibilities
Manages financial metrics for each property, maintaining portfolio profitability and providing monthly reporting and variance analysis to management.
Interprets lease and vendor contracts to determine owner/tenant obligations and manage tenant billing treatments.
Approves all property expenses, ensuring accurate accounting and resolving tenant billing issues such as CAM reconciliations and lease‑related expenses.
Conducts interior and exterior physical inspections required by management, regulatory agencies, insurance, or financial institutions, and develops preventive‑maintenance schedules.
Resolves tenant issues, focusing on timeliness and permanent resolutions to maintain tenant satisfaction.
Collaborates with Facilities Management to maintain asset quality, manage vendors, and uphold appearance and functionality standards.
Ensures compliance with asset codes (fire, ADA, etc.) and recommends improvements to management.
Serves as primary contact for security and fire‑alarm calls across the portfolio.
Assists in managing the Assistant Property Manager’s workload, including task assignment, coaching, and mentoring.
Leads and supervises Property Managers, Junior Property Managers, and Assistant Property Managers.
Performs other duties as assigned.
Knowledge, Skills and Abilities
Detail‑oriented, self‑starter with strong organizational and analytical skills, capable of handling multiple projects in a fast‑paced environment.
Excellent time‑management, prioritization, and capability to work under pressure.
Strong interpersonal skills; able to work independently or as part of a team.
Excellent written and verbal communication skills.
Exceptional problem‑solving abilities.
Required
Bachelor’s Degree (B.A./B.S.) or equivalent from a four‑year college; 7+ years progressive property‑management experience, or equivalent combination of education and experience.
Preferred
California Real Estate License and Certified Property Manager designation.
3–5 years hands‑on property‑management experience.
4+ years of commercial real estate experience.
Knowledge of job systems and processes with the ability to implement new or improve existing processes.
Intermediate to advanced proficiency in Microsoft Office (Outlook, Excel, Word, PowerPoint, Project).
Experience with Property Management and/or Work Order Software (Yardi, MRI, SAP).
