Summary As a Leasing Consultant, you are the primary point of contact for prospective residents and play a critical role in ensuring new and existing residents feel welcome at Capital Square’s properties. This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Primary Responsibilities
Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, and showing apartments.
Process applications, conduct credit screening and criminal background checks.
Prepare the lease and move-in package, ensuring a smooth resident move-in and lease signing.
Inspect apartments prior to move-in, ensure they are move-in ready, and coordinate with maintenance for any outstanding items.
Stay informed about current market and competitor conditions that may impact occupancy and sales results.
Develop and implement short- and long-term marketing plans and goals to sustain occupancy, following the community’s policies for concessions, specials, and other programs.
Use on-site property management software (Yardi, etc.) to track apartment availability, record traffic and leasing activities, and manage resident and prospect data.
Respond promptly and courteously to resident concerns and questions, taking prompt action to solve problems.
Knowledge and Skills Requirements
High school diploma or GED.
Previous leasing experience a plus.
Excellent organizational skills and customer-service orientation.
Strong computer skills including basic knowledge of MS Office Suite.
Experience with Yardi/Yardi Voyager a plus.
Valid driver’s license may be required.
Positive, motivating, and team-oriented attitude.
Desire to excel in a highly competitive environment.
Work Hours Monday-Friday with rotating weekends; hours may vary to meet business needs.
Work Location Onsite at properties, primarily in an office environment with occasional exposure to outside elements.
