Marketing Representative
Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Organizational Responsibilities

Project Management: Create and maintain clear and sequenced plans to successfully launch projects
Change Management: Experienced in leading cross‑functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes
Community Service: Participate in activities outside the normal course of daily business that enhance both the Company and your stature in the marketplace. This includes industry associations and groups, contributing to personal development and the company’s goals
Essential Duties and Responsibilities
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications, preparing move‑in packages, and ensuring smooth resident move‑ins
Inspects apartments prior to move‑in and coordinates any outstanding items with maintenance
Monitors market trends and competitor conditions, implements marketing plans, and follows company policies related to concessions, specials, and occupancy strategies
Designs and carries out off‑site marketing, resident referral programs, employer outreach, and internet‑based marketing including social media and email campaigns
Uses property management software (e.g., Yardi) to track availability, record traffic, manage resident/prospect data, and capture demographic information
Ensures the property and show units meet Company standards through daily inspections and coordination with maintenance
Conducts follow‑ups with prospects and residents via email, phone, or written communication
Supports the lease renewal process, prepares renewal paperwork, and meets with residents prior to move‑out deadlines
Responds promptly and courteously to resident and client/owner concerns, documenting and escalating when needed
Completes accounting, financial and administrative reports and other duties as required
Must meet attendance, punctuality, and physical demands per Company policy
Work Hours (Evening Schedule) This position is scheduled for
40 hours per week . Hours of operation vary by site; however, this role is designated for evening shift coverage. Typical evening hours might be:
Monday‑Friday: 2:00 pm – 10:00 pm
Saturday: 3:00 pm – 10:00 pm
Sunday: 3:00 pm – 8:00 pm
Marketing Representatives must be available to work weekends when scheduled and must be able to perform essential job functions unaccompanied.
Qualifications Education/Experience:
Employment history demonstrating experience in sales, marketing, internet usage, and customer service. High school diploma or GED required.
Language Ability:
Ability to read, write, and communicate effectively, prepare reports, and explain apartment features.
Math Ability:
Skills required to complete financial records, budgets, calculate percentages, and perform basic math operations.
Reasoning Ability:
Ability to apply sales skills, conduct presentations, qualify prospects, close sales, and follow written, oral, or diagrammed instructions.
Computer Skills:
Proficiency in word processing, property management software (preferably Yardi), spreadsheets, and internet‑based marketing tools.
Certificates and Licenses:
Industry certifications appreciated. A valid driver’s license is required.
Work Environment:
Typical conditions consistent with property management operations. Reasonable accommodations may be made.
Physical Demands:
Regular use of hands, standing, walking, reaching, climbing, stooping, squatting. Must be able to navigate stairs, walk the property, operate golf carts, and lift/maneuver up to 20 lbs independently and 50 lbs with assistance. Specific vision abilities are required. Routine local travel may be necessary.
