Role Overview We are seeking a detail‑oriented Subsidy & Compliance Leasing Coordinator to manage the leasing lifecycle and regulatory compliance for a portfolio of approximately 350 subsidy‑based units across New York City. This role is critical in bridging the gap between property management, ownership, and government agencies (NYCHA, HPD, Section 8). You will be the primary point of contact for ensuring all lease documentation aligns with Housing Assistance Payment (HAP) contracts and that the portfolio remains in good standing with HUD and LIHTC standards.
Key Responsibilities
Subsidy Management: Oversee all new lease signings and renewals for tenants under Section 8, LIHTC, and other government‑assisted programs.
Agency Liaison: Proactively work with NYCHA and HPD caseworkers to resolve payment suspensions, submit required documentation, and clear administrative hurdles to ensure consistent rental income.
Audit & Compliance: Review owner leases against HAP contracts to ensure absolute accuracy in lease terms and amounts. Perform monthly audits of the subsidy tenant roster to verify data integrity.
Technical Data Entry: Input and maintain all lease‑related data within Yardi, ensuring that physical files match the digital accounting records.
Agency Inspections: Coordinate with the property management team to prepare units for HUD’s Housing Quality Standards (HQS) inspections and follow up on any required corrective actions.
Tenant & Landlord Relations: Serve as the professional intermediary for resident inquiries regarding rent status, program eligibility, and housing policies, maintaining high service standards for diverse populations.
Legal & Policy Support: Collaborate with the internal legal department on LIHTC‑specific activities and stay updated on evolving NYC housing policies and Fair Housing regulations.
Leasing Support: Provide administrative backup to the broader leasing department as needed to ensure smooth operational flow.
Qualifications
Experience: At least 1 year of direct experience dealing with NYCHA, HPD, and Section 8 subsidy leasing in New York City.
Program Knowledge: Demonstrated understanding of LIHTC (Low‑Income Housing Tax Credit) property management and Fair Housing regulations.
Software: Proficiency in Yardi is highly preferred; must be comfortable with Microsoft Office Suite (Excel/Word).
Attention to Detail: A "compliance‑first" mindset with the ability to spot discrepancies in complex legal contracts and financial ledgers.
Communication: Strong interpersonal skills with the ability to navigate conversations between government agencies, legal counsel, and tenants.
Organizational Skills: Proven ability to manage a high volume of paperwork and meet strict government‑mandated deadlines.
