Role Overview Boundary is seeking a VP of Asset Management to lead the day‑to‑day management, optimization, and strategic execution of the firm’s diversified real estate portfolio. This is a senior role with broad ownership over asset performance, leasing strategy, capital projects, and investor reporting. The VP will work closely with the firm’s Principals and serve as the primary point of contact for property managers, leasing brokers, lenders, and third‑party consultants across the portfolio.
This role is ideal for an experienced, operationally minded real estate professional who brings institutional rigor to asset management and is energized by the opportunity to operate with the speed and ownership mindset of a smaller platform. The position carries real decision‑making authority and offers a clear path to expanded responsibility as the firm grows.
Key Responsibilities Asset Management & Operations
Lead the execution of business plans across a diverse portfolio of assets, including leasing strategy, capital allocation, operating expense management, and repositioning initiatives.
Serve as the primary lead for property managers, leasing brokers, and third‑party service providers; ensure operational accountability and performance against approved budgets and business plans.
Monitor and analyze property‑level operating performance versus underwriting and budget; identify variances, diagnose root causes, and deliver actionable recommendations to Principals.
Oversee revenue management and occupancy optimization across the portfolio, tailoring strategies to the specific dynamics of each asset type.
Manage capital improvement and renovation initiatives from scope development through completion, including budget tracking, contractor oversight, and timeline management.
Leasing & Commercial
Drive commercial leasing efforts across the portfolio, including oversight of broker relationships, lease negotiations, and lease administration.
Review and negotiate lease documents including NDAs, LOIs, and lease agreements; coordinate with legal counsel on lease execution.
Develop and maintain leasing pipelines; track market rents, vacancy trends, and competitive supply to inform leasing strategy and underwriting assumptions.
Financial Analysis & Reporting
Maintain and update asset‑level financial models; perform hold/sell/refinance analyses and support quarterly and annual valuations.
Prepare external reporting packages for investors and lenders, including quarterly asset management reports, lender compliance materials, and ad‑hoc analyses.
Track and report portfolio‑level KPIs; assist with fund‑level performance analyses.
Acquisitions Support
Collaborate with the acquisitions team during due diligence on new opportunities, providing asset management perspective on operations, leasing, and capital planning.
Assist in the transition of newly acquired assets into the portfolio, including onboarding property managers, establishing reporting protocols, and aligning operations with approved business plans.
What Success Looks Like in Year One
Take ownership of the portfolio’s operational performance, delivering results against approved business plans and budgets across all asset types.
Establish yourself as a trusted partner on all asset management matters, including leasing, capital projects, and operating performance.
Lead commercial lease negotiations and renewals across the portfolio with minimal oversight.
Develop and implement data‑driven approaches to revenue management and occupancy optimization that meaningfully improve NOI across the portfolio.
Produce investor and lender reporting that reflects institutional quality and accuracy.
Build a strong bench of property managers, brokers, and consultants across the DMV to support portfolio growth.
Qualifications
6–10+ years of experience in real estate asset management across one or more commercial property types; experience with a diversified portfolio a plus.
Demonstrated experience in commercial leasing, including direct lease negotiation experience.
Institutional background preferred; experience at a private equity firm, REIT, or institutional owner‑operator strongly valued.
Strong financial modeling skills; advanced proficiency in Excel required. Argus experience a plus.
Excellent written and verbal communication skills; ability to produce polished reporting and present clearly to investors and lenders.
Highly organized, detail‑oriented, and capable of managing multiple assets and priorities simultaneously.
Self‑starter with a proactive, ownership‑oriented mindset who thrives in a lean, entrepreneurial environment.
Bachelor’s degree in Finance, Real Estate, Business, or a related discipline required.
