Description The Leasing Professional is a customer-facing position and is responsible for leasing, resident retention, and administrative activities in accordance with all local, state, and federal laws.

Essential Duties And Responsibilities

Stands and greets prospects and residents.

Knowledge of required telephone and sales techniques.

Full knowledge of current rental/market rates, sizes, locations, and all property amenities.

Knowledge of competitive properties rent levels, features and amenities.

Manage the application process for residents.

Assist prospective residents with application as needed.

Ensure required follow-up with all residents, prospects and applicants in a timely manner.

Ensure target units are ready for show daily.

Ensure office is ready to open daily, maintain a clean office and work area.

Distribute all company or community-issued notices in a timely manner.

Ensure apartments are ready to move in on agreed date.

Monitor lease renewals. Distribute and follow-up on lease renewal notices.

Secure resident signature(s) on all appropriate paperwork, prior to move in and orient residents to community.

Enter all appropriate paperwork in One Site.

Represent the company in a professional manner at all times.

Adhere to all local, state, and federal Fair Housing guidelines.

Enforce policies of the community.

Resident Retention

Receive all telephone calls and in-person visits.

Listen to all resident requests, concerns, and comments.

Follow up with residents after maintenance work is performed for quality assurance.

Maintain open communication with all team members.

Administrative

Know how to operate computers and company software: including Microsoft Office, RealPage products and other applications.

Understand the lease and credit report application processes.

Assist with rental payments and collection efforts.

Comply with all federal, state and local laws as well as company policies, procedures and regulations.

Assist in lease transactions.

Supervisory Responsibilities This job has no direct reports.

Education And/or Experience

High School diploma or GED.

Position prefers a minimum of 2 years’ experience in residential property management.

Language Skills

The ability to read and comprehend simple instructions, short correspondence, and memos.

Ability to write simple correspondence.

Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees of the company.

Mathematical Skills

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Computer Skills

Must have basic computer skills and the ability to learn quickly.

Reasoning Ability

Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form; ability to deal with problems involving several concrete variables in standardized situations.

Physical Demands

Regularly required to sit for extended periods of time, use hands to finger, handle or feel.

Must be able to talk and hear.

Required to stand, move within the office setting and property (walk or other means such as a wheelchair); reach with hands and arms and stoop, kneel, crawl or crouch.

Occasionally lift and/or move up to 25 pounds.

Work Environment

The noise level is a typical office environment.

Must be able to work cooperatively with co-workers, residents, clients, prospective residents, and the public.

Must work in a team environment.

Must use initiative to begin and finish work assignments without prompting for the supervisor/management.
