This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals. Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure they are in move‑in ready condition; schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans and special programs. Use the on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for quality by inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs, merchandising units, and maintaining a physically appealing setting. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls. Execute lease renewal activities by preparing renewal letters and packages, contacting renewing residents, and ensuring renewal documents are signed in a timely manner. Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and convey requests to relevant individuals. Required Licenses or Certifications

State and Local jurisdiction licenses and/or certifications as required. Valid driver’s license to operate a golf cart on property. PHYSICAL DEMANDS

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Operate in all weather conditions. Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required for training or business meetings. Work a flexible schedule, including evening, weekend, and holiday call responsibilities. The hourly pay range for this position is $23.00 - $25.00/hr (Burbank, CA). Additional Compensation

Base salary may be eligible for quarterly or annual bonus programs based on individual and company performance. On‑site property positions may also be eligible for weekly, monthly, and/or quarterly bonus programs. Robust Benefits Offered*
