POSITION OVERVIEW: The Vice President, Acquisitions – Multifamily will report to the Managing Director, Acquisitions and play a leadership role in sourcing, underwriting, touring, pitching and executing multifamily investment opportunities across Lightstone’s national platform.

This individual will be responsible for driving the full lifecycle of acquisitions, including deal sourcing, market evaluation, financial underwriting, due diligence, capital structuring, and execution. The role requires a highly strategic and entrepreneurial professional with deep multifamily expertise, strong relationships within the brokerage and ownership community, and the ability to lead complex transactions.

The Vice President will work cross-functionally with Asset Management, Capital Markets, Development, and Property Management teams to ensure seamless execution and long-term value creation across the portfolio.

ESSENTIAL FUNCTIONS:

Lead sourcing and execution of multifamily acquisition opportunities, including direct relationships with brokers, owners, and operating partners. Experience in the Midwest is a plus.

Directly underwrite complex financial models, sensitivity analyses, and return projections across various capital structures.

Evaluate investment opportunities and present recommendations to senior leadership and investment committee

Structure transactions including joint ventures, preferred equity, and debt financing in coordination with Capital Markets.

Lead and manage due diligence process, including coordination with legal, tax, consultants, lenders, and third-party vendors

Negotiate key business terms, including purchase agreements, joint venture agreements, and financing documents

Create and present detailed investment memoranda and internal presentations to support decision-making

Monitor market conditions, trends, and competitive landscape to inform investment strategy and identify emerging opportunities

Collaborate with Asset Management and Property Management teams to ensure alignment on business plans, underwriting assumptions, and operational execution

Support portfolio-level strategy, including capital allocation decisions, dispositions, and refinancing initiatives

QUALIFICATIONS:

5–10 years of relevant experience in multifamily acquisitions.

Bachelor’s Degree required (Real Estate, Finance, Economics, or related field); advanced degree (MBA) is a plus

Deep understanding of multifamily investment fundamentals, including underwriting, market analysis, and asset-level business planning.

Proven experience leading transactions from sourcing through closing

Strong financial modeling and analytical skills, including complex waterfall structures and partnership modeling

Experience structuring joint ventures, preferred equity, and debt financing

Established relationships within the brokerage, lending, and ownership communities

Proficiency in Excel, Word and PowerPoint required.

Strong negotiation, communication, and presentation skills

Ability to operate in a fast-paced, entrepreneurial environment and manage multiple transactions simultaneously.

Offered salary commensurate with experience, $185k - $225k base plus discretionary bonus
