The Maintenance Director is responsible for ensuring the proper operations of the community’s physical plant, and that all grounds, equipment and living spaces are fully functional, inviting, clean, comfortable and safe for all residents, associates and guests. In order to accomplish these objectives, this position also supervises all of the day-to-day activities of the Environmental Services Department.
Pay Range: $39.00-$41.00/hour
Responsibilities
Conduct daily inspections of property grounds, buildings, and periodic inspection of equipment, tools and supplies to ensure that:
Environmental service associates are completing assignments
Property is always presentable for tours
Equipment, tools, and supplies are maintained and operable to perform all required maintenance duties and services
Manage, plan, develop, organize, schedule, evaluate and direct the Environmental Services department, its programs, associates and activities with a spirit of teamwork and open communication:
Hire, supervise, and manage the performance of environmental service associates and ensure that all associates wear proper attire and follow established safety regulations in the use of equipment and supplies
Develop performance standards and processes for the maintenance function
Conduct in-service classes for all maintenance associates as necessary
Manage the department within budgetary guidelines tracking inventory usage and ordering supplies when necessary
Ensure compliance with all federal, state, and local regulations concerning the department
Coordinate maintenance requests/logs of resident apartments including:
Repair plumbing, furniture, electrical, heating and replacement of light bulbs
Manage outside vendors/contractors, securing bids and scheduling needed work on special projects tracking all maintenance expenditures and procedures
Oversee, educate on OSHA policies and procedures, MSDS information and conduct fire drills with staff regarding safety and emergency procedures to ensure compliance and safety
Maintain an updated list of emergency vendors and contact information so other community associates can handle repairs when supervisor is not on site
Assist all maintenance associates in their job duties and assume maintenance activities when needed
Manage and track budget spending and goals
Alert care staff when there is a medical or care need of a resident that needs to be addressed
Look for ways to reduce costs and create efficiencies on a daily basis
Ensure regulatory compliance and report any issues or concerns immediately
Comply with Clearwater standards and regulations to encourage safe and efficient community operations
Display a positive and professional image through actions and maintain high standards of personal appearance and grooming, which includes wearing the proper uniform or clothing and name tag when working
Represent the Clearwater principles and core values on a daily basis
Perform other duties and tasks as assigned or required
Responsibility Level Responsible for the direct supervision of Maintenance Assistants in the Environmental Services department.
General instruction and/or functional guidance are provided on some, but not all tasks to be performed and the results of individual projects may be reviewed upon completion. The associate is expected to respond to questions from residents and their family members, troubleshooting and resolving issues utilizing their own discretion and judgment. On certain occasions, the associate will work with the Executive Director and other members of management to resolve community issues.
Knowledge and Skills
Ability to deal tactfully and professionally at all times with personnel, residents, family members, visitors and the general public
Demonstrated mechanical and troubleshooting ability to repair washers/dryers, heating and refrigeration units, ice machines, minor plumbing and electrical difficulties, painting and carpentry is required
Display excellent communication and listening skills including the ability to speak orally in front of small groups of people
Ability to make independent decisions when circumstances warrant such action and to remain calm during emergency situations
Reasoning skills that include the ability to understand issues and process information for the purpose of giving and receiving feedback and instructions
Must be proficient with the use of a pc, and be familiar with several Microsoft Office Suite software programs (e.g. Word, Excel, Outlook, Email, etc.), and other office equipment (e.g. scanners, copiers, and fax machines)
Compliance and understanding of all regulations regarding residents’ rights
Physical and Mental Demands
Able to be mobile and perform the physical requirements of the job to include: bending, kneeling, stooping, reaching, pushing, pulling and repetitive motions
Able to sit and work at a computer for long periods of time
Able to move intermittently throughout the work day
Ability to lift/carry up to 40 lbs. and push up to 70 lbs., including carts as necessary
Able to assist in moving residents during emergency situations
Able to communicate orally, read, comprehend, and write
Able to understand, remember, follow and give complex instructions and guidelines
Able to perform math calculations (addition, subtraction, multiplication, etc.) in support of budget and other financial responsibilities
Some travel may be required
Qualifications
AA degree or Bachelor’s preferred or combination of education and experience supervising others in a senior living, property management or hospitality environment
Minimum five to seven years of maintenance experience in senior living, property management, hospitality, or related industry to include the maintenance, handling, upkeep, and repair of electrical, plumbing, HVAC, and structural matters
Minimum two to three years of supervisory experience to include training and supervising staff and developing and managing a budget
First Aid Certification preferred
Background clearances as required by government regulations
Must meet health requirements, including TB
