Director of Land Development

Responsible for overseeing field operations and personnel in the Land Development department, ensuring projects progress from permit approvals through construction and community turnover while maintaining schedules, budgets, and regulatory compliance.

Responsibilities

  • Develop and maintain construction schedules and budgets.
  • Ensure timely and accurate design and installation of all land development improvements, including grading, utilities, paving, hardscapes, and landscape.
  • Manage the entitlement process and negotiate purchase and sale agreements.
  • Lead and evaluate Land Development Managers and field personnel.
  • Maintain contractual compliance with contractors, consultants, and trade partners.
  • Establish and sustain relationships with developers, contractors, and governing authorities.
  • Oversee and coordinate permit, construction, and certification processes.
  • Negotiate utility extension agreements and address agency-related issues.
  • Ensure effective communication of delivery projections and cash flow generation.
  • Support division and department goals and objectives and interact with senior management.

Qualifications

  • Bachelor degree in business administration, engineering, accounting, finance, or comparable experience.
  • Minimum 7 years of total land development experience.
  • Minimum 5 years in a land development management role.
  • Intermediate to advanced computer literacy (word processing, spreadsheets, project scheduling, data management).
  • Excellent verbal and written communication skills.
  • Strong initiative with ability to work independently.
  • Detail‑oriented, problem‑solving, and conflict‑resolution abilities.
  • Capacity to build and motivate high‑performing teams.
  • Valid Driver’s License with a good driving record.
  • Valid auto insurance coverage.

Physical & Site Presence Requirements

  • Must operate a motor vehicle.
  • Must be able to bend, stoop, reach, lift, walk, move, or carry equipment exceeding 20 pounds.
  • Must be able to work in excess of eight hours per day in field and office environments.

Compensation & Benefits

  • Base salary range: $127,061.46 – $199,090 annually.
  • Potential eligibility for bonuses and commissions.
  • Eligible for benefits in accordance with company policy.
