THE OPPORTUNITY

This is a senior leadership role at a well-established and growing commercial real estate company in the Salt Lake City market. The company has spent the last several years building out its commercial portfolio and professionalizing its operations — and they have done it. The systems are in place. The team is in place. What they need now is the right person to run it.

You would be coming in as the top commercial property management leader, owning the portfolio end-to-end: financial performance, tenant relationships, vendor management, and team leadership. The role carries genuine authority and visibility at the executive level.

AT A GLANCE

Location: Salt Lake City, Utah — on-site with regular property visits

Reports To: Company President

Experience Required: 10+ years commercial property management

Background: Medium to larger firm, brokerage, or development company

WHAT YOU WILL OWN

  • Day-to-day oversight of a commercial property portfolio across the Salt Lake City market
  • Regular property visits to maintain standards and catch issues before they escape
  • Compliance with all local, state, and federal regulations across the portfolio
  • Full budget ownership — operating expenses, capital expenditures, and variance reporting
  • Revenue and profitability tracking across all assets
  • Lease compliance, rent collection, and vendor invoice approval

Tenant and Vendor Relations

  • Primary contact for high-priority tenant matters and lease negotiations
  • Leverage your existing local subcontractor and service provider network from day one
  • Manage vendor contracts, performance, and compliance across all properties

Team and Executive Reporting

  • Lead and support property management staff and maintenance personnel
  • Deliver clear, regular reporting to executive leadership on performance, issues, and action plans

WHAT YOU BRING

  • 10 or more years of commercial property management experience with multi-property portfolio responsibility
  • Background with a medium sized or larger development firm, brokerage, or property management company
  • Proficiency with Yardi — this is a hard requirement from day one
  • An established network of local subcontractors and service providers in the Utah market
  • Strong financial acumen: budgeting, expense management, and owner-level reporting
  • The ability to hit the ground running in a role with real ownership and minimal ramp time
  • This is an onsite role with regular property visits
