A founder-led luxury real estate platform operating at the intersection of Class A office, mixed-use, and ultra-luxury hospitality. The business is in an active growth phase, combining institutional-grade real estate operations with elevated service standards across its Miami portfolio.
About the Role
The Chief Operating Officer will serve as the operational backbone of the platform, reporting directly to ownership. This is a true number‑two role — someone trusted to run the business day-to-day in the founder's absence and responsible for bringing structure, control, and execution across the full platform.
This is a hands‑on operator position. The right person takes ownership, builds systems, and drives performance without constant direction.
Responsibilities
- Full operational oversight of a premium office and mixed‑use portfolio across Miami
- End-to-end ownership of budgets, forecasting, CAM reconciliations, and NOI performance
- Implementing SOPs, reporting frameworks, and operational discipline across all departments
- Overseeing CapEx programmes, tenant improvements, and building upgrades from planning through delivery
- Managing vendors, contracts, and service providers to a consistently high standard
- Supporting leasing execution through to tenant onboarding and space delivery
- Leading internal teams across all departments — setting clear expectations and driving accountability
- Acting as the operational lead of the business when ownership is not present
- Working directly with ownership on strategy, growth initiatives, and key decisions
- Partnering with the CIO on financial strategy and asset‑level decision‑making
- Building structure and process where they do not yet exist
- Reviewing plans and assessing operational impact across capital and development decisions
Requirements
- Prior C‑suite or senior VP‑level operating experience within commercial real estate is required (COO, VP of Operations, SVP Operations, or equivalent)
- Proven track record managing Class A office, mixed‑use, or premium commercial assets
- Full financial competency — budgets, CAMs, forecasting, and asset performance ownership
- CapEx and tenant improvement oversight experience at scale
- Strong leadership capability with a track record of building accountability across teams
- Comfortable operating in a fast‑paced, founder‑led environment
- Exposure to high‑end, service‑led, or hospitality‑influenced real estate environments is a strong advantage
Compensation
$300,000 – $350,000 base salary, commensurate with experience, plus a 20% performance bonus.
