Director of Sales – MBK Senior Living
Schedule: Tuesday - Saturday
Pay: $35.00 - $38.00/hr. DOE + commission opportunities, and occupancy bonuses
Job Summary: The Director of Sales embodies Yoi Shigoto, "the good work," by driving the sales efforts and outcomes of the senior living community. Responsibilities include managing inquiries, tours, professional referral development, first impressions, and understanding market trends and updates. The role sets the tone for MBK Senior Living as the provider of choice from the first contact, requiring empathy, curiosity, drive, commitment, passion, and relationship‑building skills with prospects and professionals.
Essential Job Duties
- Lead community sales efforts, maintain budgeted occupancy by driving qualified inquiries, tours, and professional referrals (85%).
- Respond to new inquiries from multiple channels, enter all activities and notes within the CRM in real‑time.
- Utilize MBK follow‑up plans to achieve desired communication levels: schedule next steps after each activity according to Hot/Warm/Cold expectations.
- Maintain thorough database management within the CRM, ensuring all events are recorded.
- Serve as primary point of contact for prospects/families or referral agencies until move‑in process begins, coordinating with Executive Director and other team members as needed.
- Assist in training the community team on first impressions, inquiry calls, and effective tours.
- Collaborate with the Executive Director to reinforce that sales responsibility is shared, conducting training as needed.
- Conduct daily community walk‑throughs, ensuring all areas are show‑ready and meet MBK standards.
- Identify, establish, and maintain relationships with industry influencers and key community partners to secure referrals.
- Maintain professional referral development: 7‑10 face‑to‑face interactions weekly, log all visits and next steps in the CRM.
- Determine key referral sources, develop strategies to advance relationships and generate referrals.
- Plan and conduct internal events and attend local market area events to showcase the community.
- Update and manage quarterly Sales and Marketing Plan with the Executive Director to generate new leads and close sales.
- Develop understanding of annual operating budgets, revenue generation, and value pricing.
- Evaluate market research, adjust marketing strategies using competitive analysis.
- Provide concierge team with relevant information for tours, ensuring a WOW experience.
- Maintain up‑to‑date CRM with contact info, notes, and scheduled next steps; use MBK 7‑Day follow‑up plans.
- Analyze leads for marketing plan factors (source, zip code, etc.).
- Receive community fee, deliver receipts to ED/BOM to initiate the moving process.
- Attend, coordinate, and sponsor community networking functions to promote the community’s image.
- Interview, train, manage, evaluate, and resolve issues with Sales Assistant (if applicable).
- Attend daily stand‑up, weekly sales & marketing meetings, weekly management meetings, and monthly all‑team member meetings.
- Present sales and marketing initiatives at community meetings.
- Work with Executive Director to price community apartments and explore additional revenue opportunities.
- Select apartments to model for inventory sales, ensuring continual availability.
- Determine appropriate incentives within community guidelines to close sales.
- Communicate effectively with Executive Director, Regional Director of Sales, Regional Director of Operations, and Vice President of Sales & Marketing.
Non‑Essential Job Duties (15%)
- Perform other duties or special projects as assigned by the Executive Director.
- Ensure compliance with all federal, state, local laws and community policies affecting the department.
- Display tact, professionalism, and friendliness when interacting with residents, team members, and visitors.
- Show empathy and professionalism with prospects and their families.
- Collaborate and lead with a spirit of teamwork and present a consistent professional image.
- Confirm all promotional materials and communications align with MBK principles, core values, and professional image.
Supervisory/Management Responsibilities
- Sales Assistant: 0 to 1 employee
Minimum Job Requirements
- College degree or relevant experience required.
- Sales and marketing experience preferred, with a successful track record.
- Background checks and clearances required.
- Must complete health screening and provide negative TB test results (within last 6 months or 7 days of employment).
- Valid state‑issued driver’s license and insurance required.
- Solid PC skills and familiarity with Microsoft Office Suite (Word, Excel, Outlook, Email, etc.).
- Excellent written and verbal communication skills required.
- Ability to speak, write, and read English.
- Comfortable speaking in public settings and presenting to small groups.
Preferred Job Requirements
- Bachelor’s degree coursework in communications, public relations, marketing, or related field highly desirable.
- Successful track record in sales/marketing experience.
- Ability to work weekends, evenings and flexible hours during peak service times.
Physical Demands
- Mobile, able to move intermittently throughout the work day and community.
- Long periods of sitting, walking, occasional squatting and reaching overhead.
- Lift/carry up to 40 pounds.
- Operate a motor vehicle and drive team members to community or outside events.
- Assist in moving residents when necessary or in emergency situations.
