Position Overview

We are seeking a Director of Real Estate Acquisitions to lead the sourcing, evaluation, negotiation, and execution of real estate transactions that support our company’s long‑term growth strategy.

This role is both strategic and hands‑on . The Director will lead acquisition strategy, manage broker relationships, oversee underwriting and site‑selection analysis, and guide transactions from initial opportunity through closing. The position also leads a team of acquisition professionals and works cross‑functionally with Finance, Construction, and Development.

What You’ll Do

  • Build and maintain a robust pipeline of acquisition opportunities aligned with company expansion goals
  • Develop and refine acquisition criteria and investment thresholds in partnership with executive leadership and Finance
  • Cultivate relationships with brokers, developers, property owners, and municipalities to identify early‑stage opportunities
  • Conduct market research, trade area analysis, and competitive landscape assessments

Evaluate and Underwrite Deals

  • Lead financial modeling, feasibility analysis, and ROI projections for acquisition and lease opportunities
  • Perform site selection analysis and evaluate zoning, entitlements, environmental considerations, and site constraints
  • Prepare investment recommendations and present findings to executive leadership and the Board Real Estate Committee
  • Partner with Construction and Development teams to validate site functionality and operational suitability

Manage Transactions

  • Negotiate LOIs, purchase agreements, easements, leases, and related transaction documents
  • Coordinate due diligence activities including surveys, environmental reports, title review, and third‑party assessments
  • Manage outside legal counsel to ensure contract compliance and risk mitigation
  • Drive deals from initial sourcing through closing while managing timelines and budgets

Lead and Develop the Acquisitions Team

  • Mentor and develop Acquisition Associates to strengthen performance and capability
  • Serve as a culture carrier for the team and for external broker and consultant relationships
  • Continuously refine internal processes to support scalable growth
  • Monitor performance of acquired sites and identify opportunities for expansion or divestiture
  • Track competitor growth and market density across key markets

Experience

  • Bachelor’s degree in Real Estate, Finance, Business, or related field
  • 7+ years of experience in retail or commercial real estate acquisitions, development, or investment
  • 2+ years managing a team
  • Proven track record sourcing and closing complex real estate transactions
  • However, a combination of experience and/or education will be taken into consideration.

Technical Expertise

  • Advanced financial modeling and acquisition underwriting
  • Deep knowledge of zoning, entitlements, due diligence, and site planning
  • Experience negotiating purchase agreements and lease structures
  • Familiarity with sale‑leaseback transactions and real estate financing is a plus

Leadership Skills

  • Exceptional negotiation and relationship‑building abilities
  • Ability to manage multiple complex deals simultaneously
  • Strong analytical and presentation skills with executive stakeholders
  • Proven ability to coach and develop high‑performing teams
