Responsibilities
- Act as Fire and Life Safety Director (FLSD) as per FDNY guidelines – Certificate of Fitness F-89 dated 7-27-17, illustrating knowledge required for FLSD including Building Knowledge, Fire Command Center & Elevators, Non-Fire Emergencies including Active Shooter and Training Elements.
- Monitor and control all fire/life safety panels within the site. Respond immediately to trouble, supervisory, and alarm signals. Dispatch fire brigade and conduct investigations as needed.
- Perform daily lamp-tests and review work-order tickets that may impact fire alarm or suppression systems (SWMP).
- Maintain all fire command logbooks. Sign in at the beginning of shift and end of tour. Indicate times relieved for personal breaks and meals.
- Communicate all fire and non-fire emergency incidents to the Operations Command Center Supervisor and First Responders without delay.
- Conduct and document all assigned code-required inspections (e.g., wardens, fire extinguishers, AEDs, stairwells, emergency lighting, central station). Notify lead fire safety director of deficiencies promptly.
- Attend all assigned training and participate in tenant warden training. Enter daily activity and inspections into Maximo work order system.
- Attend training sessions including AED/CPR, First Aid, Bloodborne Pathogens, Fire Life Safety, and maintain fire warden organizational charts.
- Maintain command log and record all relevant information including system troubles, supervisory and alarm signals, and steps to address impairments to fire detection and suppression systems, hot-work activities.
- Maintain uniforms, appearance, and grooming in a professional manner. Respond to medical emergencies on site with medical response equipment as required.
- Ensure coverage: at least one FLSD must always hold post at the Fire Command Station; breaks scheduled accordingly. All FLSD staff are required to be face-to-face for end-of-shift relief.
- Monitor radio, email, and text communications related to site activities; account for materials and supplies each shift (radios, keys, medical supplies) and document in fire command logbook. Escalate any missing or damaged equipment to the lead officer or account manager without delay.
Qualifications
- High school diploma or equivalent; college degree is highly desirable.
- Clear written and verbal English communication skills; ability to compile incident information clearly and concisely.
- Basic computer skills including email and Word; ability to enter daily activities, inspection reports, and incidents into the Maximo work-order system.
- Proper certification to act as a Deputy Fire & Life Safety Director (FDNY Certificate of Fitness Fire Life Safety Director, F-89).
- Three (3) years of experience as a Fire Safety Director in a high-rise building or large complex.
- Ability to respond to fast-moving, stressful conditions and provide clear, concise information to OCC Management, First Responders, and Senior Management.
- AED/CPR certification; FDNY Certificate of Fitness – Fireguard for Impairment F-01.
- Additional FDNY certifications are strongly preferred but not required (e.g., F-60, S-12, S-14, S-15).
- Prior military, law enforcement, or firefighting experience preferred.
- Contractor staff must complete FDNY code-required semi-annual training on-site and demonstrate 80 hours of site familiarization and fire panel operation before assignment. Documentation of this requirement must be provided to CBRE Fire Safety Director prior to assignment.
- Education and experience: high school diploma or equivalent; college degree desirable; English proficiency; high integrity with exemplary security skills and judgment; possess above-average computer skills and required licenses, permits, and certifications for security officer duties.
