We have a spectacular office in North Charleston near Ashley Phosphate Road and the Air Force Base. It is in a high commercial area, with a very large lot over 1.5 acres that we have occupied since 2013. We also own two undeveloped lots behind the practice that we would like to sell with the purchase of the practice.
The office has six operatories; all five are equipped with the best Adec equipment. We do not have a digital panoramic x-ray system; the x-rays are film based, but all other imaging is digital. Patient charts are still on paper. We use open dental software with Eaglesoft imaging for Schick sensors. The practice staff includes two front desk employees, a hygienist, an assistant, and an 8–1 schedule on Mondays and Fridays, 8–5 Tuesdays, Wednesdays, and Thursdays.
The practice is in network with several insurances but does not accept Medicaid. Over the last four years, collections averaged over $700,000. Real estate is roughly 3,000 ft²; we would sell it along with the two undeveloped parcels behind the practice. We are willing to provide a very small transition to the new dentist. The practice offers basic dentistry; all surgeries, endodontics, implants, orthodontics, periodontics, and pediatric cases are referred out. The land has been appraised, as has the real estate and the practice itself.
