Position Title: Assistant Director of Residential Maintenance Services
The Assistant Director of Residential Maintenance Services is a full-time leadership professional position in the Office of Residential Facilities, UB Department of Housing Operations. In this role, the incumbent will support the Associate Director of Residential Maintenance Services in planning and leading a large scale residential maintenance services operation for UB’s vast residential, office, and classroom portfolio of 117 buildings totaling nearly 2.5 million gross square feet of space, with dormitory and apartment units that serve a resident population of 7,500 students.
In this role, your responsibilities include:
- Support the planning, managing and execution of an extensive array of in-house and contracted maintenance services, requiring detailed and accurate long- and short-term workforce plans; preparation of accurate statements of work, cost estimates, and procurement plans;
- Ensure the delivery of complete and accurate services and manage and coordinate service delivery on behalf of the University and its stakeholders.
- Implement and maintain residential maintenance policies and procedures that align with all applicable laws, codes, standards, and contracts. Update and enforce a comprehensive suite of policies and procedures governing all activities of the department.
- Supervision of Maintenance Supervisor(s) and indirect supervision of associated maintenance staff.
- Serve as contact for stakeholder requests to define maintenance project requirements and preliminary cost estimates and assist in scheduling actual work and service interruptions.
- Coordinate maintenance work with other campus units.
- Work collaboratively with all University stakeholders to establish clear expectations and to consistently deliver on those expectations while providing a positive and safe living and working environment.

Minimum Qualifications
- Bachelor’s degree with 2 years of experience or master’s degree or professional certification
- Maintenance service experience within a business or organization.
- Supervision of maintenance personnel and operations.
- Budget planning and authorization experience.
- New York State driver’s license and ability to travel.
- A combination of education and experience will be considered in lieu of the degree requirement.
Preferred Qualifications
- A bachelor’s degree in a relatable field and experience in maintenance service administration.
- Experience working with for a unionized workforce.
- Experience working at a college, university, hospital, or congregate/military housing environment.
- Supervision of skilled trades personnel and operations.
- Proficiency in using Microsoft Office products.
- Experience using an electronic work order system.
- Experience managing a Preventive Maintenance Program
- Experience in leading operational change.

Salary Range $75,000 - $80,000
