
Construction Superintendent

Through effective scheduling, coordination, and communication, supervise all construction efforts of subcontractors and applicable Bandy team members to ensure compliance with the contract documents, project schedule, and Bandy safety and quality programs. Develop and maintain positive and functional relationships with Owners, Architects, Subcontractors, and Bandy workforce. A successful Project Superintendent is one who truly leads the project, has excellent communication skills, inspires team members, and motivates all involved.
A successful project will be one that:
Meets or exceeds DLBC’s standards for quality.
Is completed on or before the scheduled completion date.
Upon completion, the Owner, Architect, and Subcontractors want to do business with Bandy again.
Meets original or adjusted targets for profitability.
Organizational Relationships Reports to: General Superintendent
Works with: Project Manager
Directly supervises: Assistant Superintendents, Project Foremen, Bandy Craft Team Members
Experience
10+ years of project superintendent experience in commercial public construction
Education
B.S. / B.A. in construction related discipline or equivalent combination of technical training and construction experience
Skills and Proven Abilities
Demonstrates behaviors consistent with the profile of a Bandy Person
Ability to read and interpret legal documents and construction plans and specifications
Ability to create and manage CPM schedules
Ability to perform quantity take-offs and prepare accurate manpower and material requirement estimates
Thorough knowledge of construction means and methods
Ability to track all trades for accurate reporting and billings
Ability to self-educate on new concepts, construction methods, or materials
Thorough knowledge of structural shop drawings and a working knowledge of MEP systems and coordination
Advanced organizational skills and ability to multi-task
Excellent written and verbal communication skills
Ability to effectively manage subcontractors and their scopes of work to meet project goals for the schedule, workmanship, safety compliance, and budget
Ability to successfully manage difficult personalities
Ability to apply logical, management-level thinking to assess and resolve project-related and owner-related issues, problems, etc.
Competent in conflict and crisis management
Ability to effectively lead and develop a diverse group of project team members
Proficient with Microsoft Office programs
Responsibilities Supervision and Oversight
Implement and manage all site logistical matters such as jobsite mobilization, signage, security, neighbor relations, etc.
Material management to include receiving, staging, storing, and timely deliveries for maximum production.
Establish and maintain horizontal and vertical engineering controls.
Lead and manage subcontractor pre-installation meetings and weekly coordination meetings.
Control and enforce subcontractor site utilization and lay down areas.
On an ongoing basis, determine and maintain requirements for labor, material, and equipment.
Establish and maintain regulatory compliance—SWPP, environmental controls, and pollution controls.
Coordinate with PM to insure accurate and timely delivery of required materials and subcontract installations.
Early detection of under-performing subcontractors or team members
Manage third party Inspectors, and Owner and Design Team inspections and visits.
Complete all punch lists.
Scheduling
Plan and develop the baseline CPM project schedule
Review contract documents to create work activities list to be incorporated into the project schedule
Identify durations and logic of work activities
Create and maintain detailed 3 week rolling schedules.
Manage schedule updates and maintenance on a frequency required by job, monthly at a minimum
Cost Management
Review, approve, and code all project-related invoices and subcontractor billings.
Forecast and manage Bandy labor and equipment costs.
Submit weekly timesheets for Bandy craft team members.
Review budget and cost reports with Project Manager and adjust as necessary.
Documentation
Prepare daily reports documenting construction progress, equipment utilization, problems, and delays.
Detailed progress photos for production tracking and compliance
Maintain project record drawings throughout construction.
Document quality control efforts, results, issues, etc. and maintain project photo files.
Complete all project punch lists and give Project Manager signed off copies.
Prepare incident investigation reports and written warnings for safety violations.
Document performance evaluations as required per company procedures.
Coordinate with Project Manager the delegation of safety documentation requirements for inspections, training logs, inspection abatements, etc.
Prepare schedule documentation for Owner progress meetings.
Quality
Maintain oversight of quality control programs
Address and correct subcontractors when quality is sub-par.
Daily documentation and quality control photos from field
Perform quality inspections.
Safety
Coordinate with PM the delegation of specific safety duties and responsibilities among the project team such as weekly inspections, weekly tool-box meetings, etc. at beginning of project.
Maintain ongoing oversight of compliance with safety regulations and training requirements by subcontractors, suppliers, and Bandy workforce.
Support, implement, and enforce the Emergency Action Plan
Project Closeout
Complete all punch list work items and provide associated documentation to Project Manager.
Ensure “As-built” drawings are accurate and complete.
Support Project Manager in gathering and transmitting attic stock items.
Support Project Manager in assignment of Punch-lists items.
Personnel
Effectively delegate duties and accountability to assigned personnel.
Assist with recruiting future team members, both craft and management
Evaluate performance of subordinate staff in accordance with company policies and procedures and assist with growth and development activities.

Additional Requirements Due to the nature of this role, local travel will be required. Driver’s License, personal vehicle and auto insurance must remain current at levels deemed appropriate by Bandy Constructors. Employees must remain in good standing for insurability purposes.
